Just got a leaflet through my letterbox today, from Pooler.

It goes:

Talk to us ........

...about valuation.

* Terrace house Spring 2007 £200,000 - Today's price £120,000

* Semi detached Spring 2007 £275,000 - Today's price £165,000

Quite shocking isn't it? Until you realise that by moving up in today's market, you could be £30,000 better off.

and a note at the bottom saying prices based on an even 40% fall from peak of 2007.

So they are admitting 40% drop in year - that's COLOSSAL.

Great stuff - at last an EA showing some sense.

Actually, if I can get a good semi-D in a decent area for 150k I'd think about buying.

Sorry, you'd need to be a Terry Tibbs fan to get that one :-)

Pooler has always been a top guy. He saw the way things were going and has been leading the way in sensible pricing for others to follow. Hopefully he'll be one of the agents to stay in business.

Good to see an EA being realistic with sellers, let's hope he sells a few and the rest follow suit. They could influence the length of the downturn with realism.
