    Buyers on a specific Calabria website that have detailed knowledge say there is a shortage of property in summer and rental demand outstrips supply. These are buyers NOT agents saying this.

    Sorry for the confusion. July and August are extremely busy and there is a lot of demand for renting.

    Between September and May the place is deserted.

  4. I looked into the area and I beleive it has good investment potential. I would need to do more research but at this point I think it is probably one of the top places to invest.

    I invested there and I know the area very well. I just said that the West Coast is much better. For you does not probably make any difference as you have no idea about Calabria so better keep quiet on that one.

Rondy-I would have thought that by now you may have developed at least a modicom of ability to control your innate urge to continually shoot yourself in the foot-your predictions are about as accurate as a dyslexic weatherman waving a wet finger in the air.Pretty soon you are going to need a wheelchair to get around.

    Magnate, I knew about this development at the time when had not heard about Natal. I bought some prime land in at 200m from it when I have found a guy who had no idea that his land was actually worth 10 times more. The only regret I have is that I did not but more land.

    About the resort itself, it is quite nice. But NE will be saturated with such resorts in the near future so I am not sure about rentals.

    It won't be a crap like Sahl Hasheesh but won't be the Paradise either.

    I was wondering if anyone was thinking or has purchased in this development. I will be depositing my non-refundable reservation fee tomorrow for a penthouse in building Jade 8 in the Marginata site. It has sea views and is selling for 122, 000 Euros.

    The development site is 22,000,000m2 in total size, so I think this will be definitely the biggest development in NE Brazil. Prices on penthouses are going up by 25% Tuesday 29th.

    There will be so many more resorts like that in NE-Brazil. The stuff about going up 25% is just bull-$hit.

    I have recently purchased an apartment in Calabria, southern Italy. The agents tout it as the next emerging market with yields of 10%

    For less than 100k I was able to buy a penthouse with sea views, moments away from the beach. An article from the Sunday Times in January prompted me to look into Calabria further.

    I went through an agent called First step abroad, they offered me a free trip to the area to see a development called The Jewel of the Sea. Has anyone else bought there? The area is beautiful, probably reminds me of the northern Costa Blanca many years ago whilst it was still unspoilt.

    Apparently in the peak season rents can achieve 1000 euros per week. Having confirmed this on a number of rental sites, I proceeded with the purchase. However, now I am looking at buying another apartment, possibly to sell before completion and before I do so I want to know if there are any reasons why I shouldn't.

    Any comments will be appreciated.

    The East Coast of Calabria is junk, the West Coast is much more beautiful.

    Last August I saw advertisement for 400 Euro/week in Calabria for apartments and that is the most you can get there for August. Besides July and August there is no tourism over there so no renting. Between end October and beggining May there is no direct flight so quasi-nobody goes there.

  8. OK in the area of Spain I lived which is Costa Almeria 2 bed apartments are available at 50k euros at the following locations:

    Cuevas De Almanzora

    Vera

    Huercal Overa

    Puerto Lumbreras

    Lorca

    I visited Madrid only a few weeks ago and took a look at property prices. They have indeed risen but I noticed that in areas on the outskirts of the city apartments were going for around 50k euros. I saw this with my own eyes and so KNOW it is true. I'm not sure about Barcelona or Valencia.

    I lived and worked in Spain for 2 years so am not one of these ex pats who lived in a community with no idea of what was going on in the outside world.

    Why is the new Spanish SOCIALIST Government talking about social housing....well it feels the pressure placed on it by the lower middle classes who feel that they should now be living in new build luxury apartments either for less than £45k (70k Euros) or for free. It is also true that in some coastal resorts people are being priced out by Holiday homers/British Retirees. Sounds familiar. Well yes it is very similar to Devon and Cornwall apart from the fact that if you go 10 miles inland in Spain you can pick up properties for less than £40,000.

    In my experience the Spanish are watching the new builds built for Brits going up in desirable areas and then throwing their toys out the pram because they can't afford them. This has led to the impression that the Spanish are being priced out. Then when you go into towns like Lorca or Cuevas or Vera you spot houses and flats for a quarter of the price.

    IMO the Spanish housing bubble has been grossly over hyped. Certain areas of the Costas have been completely over supplied and will suffer as a result but the rest of Spain isn't facing the collapse doommongers would have you believe.

    I do not have too much time to search Spanish prices but from the sites I looked (in Spanish, not the English ones) I could not find any 1 bedroom apt. under 45K.

    So I kind of doubt that the 50K 2 bedroom apt. exist in acceptable locations.

    Can you provide a link to a 50K Euros 2 bedroom apt. in say Puerto Lumbreras?

  10. I posted a few months that my brother had just bought a property to renovate in Philadephia for $590,000.

    There were a lot a doom merchants posting/wishing he would lose money on the project.

    Well, he sold it a few weeks back for $939,000 thats not a bad return from 4.5 months work and he even took

    a two week holiday in that time as well.

    The reason he made money in a falling market is that he's well advised, by a friend who is a realtor,

    she is very cautious and will only allow him to buy houses in certain areas, these are mainly in

    Jewish neighbourhoods within Eruv's.

    Can you send us a copy of the $590,000 purchasing cheque and the $939,000 selling cheque?

    Otherwise what you say is pure bull$hit, I do not believe a word.

  11. lets be serious here, 2 bed properties in decent locations across the country for 50k, not going to happen, ever.This is a silly discussion.

    Well, considering that an average salary in Spain is 1500 Euros, 50K would be 33 salaries. The normal price for a 3 bedroom/2 bath house with garden is 80-100 average salaries.

    For a lousy 2 bedroom apt 33 salaries should be OK.

    5. What is the current medium price and market rental return on the location of purchase?

    6. What type of investment did you purchase whether it was land, unit, or entire building?

    7. Which reputable Agents did you use?

    8. Which reputable Solicitors did you use?

    9. Which reputable Lenders did you use?

    10. Which reputable Property Insurance companies that protects investors from things such as property damage and rental loss did you use?

    11. Which reputable Property Management Companies did you use?

    Also maybe elaborate on the process, pricing, quality of service, etc.

    I hope I am not asking too much, but I think this information would be very useful to allot of us.

    I would advise you to purchase German Property Fund. They have the right answer to all of your questions.

    Otherwise I do not think anybody will give the information you want for FREE.

  13. Connaught Asset Management say average UK land prices up 1451% since 1983.

    Some may recall that Ive long been a fan of land where others have argued yield is king. Thats why I bought land as opposed to property in Berlin for example as I think land values increase exponetially faster than built property values do in the event of an upswing.

    Does anyone know what the increase for UK property values is since 1983?

    Let me give you a clear example.

    There is a city called Palm Bay in Florida where 1 acre of land sold for $40000-$50000 in 2005. It is buildable and the utilities will be in front of the lots in 2-3 years.

    The same lots of land now sell for $15000-$17000. Now is May 2007.

    This a 60% decrease. The cost of houses already built decreased by 20%.

    So yeah, land goes up the fastest and it comes down the fastest. To buy land really means to be investor and not a stupid sheeple.

  14. As I say Im very fussy, and as usual I have uncovered a negative;

    Ive been trying to get hold of daytime beach photos and until yesterday had no sucess, strange when you think the beachscape is at the heart of such investments.

    Finanlly got some daylight photos and they show....................... a brown sea.

    Ive been onto the agents and they say this is down to the piles being driven 200m into the sea bed which has clouded the sea TEMPORARILY.

    Mmmmmmmmm I thought.

    Ive now requested pre work beach photos, afterall any sensible developer will have taken these in the planning stage.

    Surely developers of this calibre wouldnt build beachlife property over the Asian equivolent of the Maldon mud flats?

    Well Dogbox, this just shows how much research you do before commiting to purchase something...

  15. Again, this is the Kings / Governments showcase to the world - there is no way they are going to jeapordise the project with petty burecracy.

    I am really impressed with the methodical longterm planning that the Moroccan Govt have put into this, a process which began in 1999 and is due for full implementation by 2010.

    Even bombs dont bother me very much. Egypt is booming :lol: despite many terrorist outrages.

    Showcase to the world?? the only showcase to the world was the price that Saidia offered as compared to Spain. And this argument was exploited by people like you to entice other to buy in Saidia. If the Spanish market crashes then there will no showcase left.

  16. you are missing the point. the contents of the HIP are basically the searches that a solicitor will carry out pre HIP ie. land registry title, building regs / plannnig approval, formal searches etc. the only addition is that of the energy performance certificate.

    You are entirely missing the point. Get more information before you write. HIP does much more than the searches that a solicitor will carry out pre HIP.

Considering most of the economic data out of the US has been less than good in recent months, the Dow's performance is nothing less than miraculous. So if the data tomorrow turns out to be poor, don't be surprised if the Dow ignores it and climbs again.

    Dow will stop increasing when the last fool is parted from his/her money.
