  1. I am Danish, and believe me the happiness has nothing to do with housing there, most people rent there from the government and house buying is tough with a lot of charges by the Danish government, think estate agents selling fees are about 15-20%..

    The happiness comes from a more relaxed way of living, we are more chilled out people and do rarely get uptight about things..

    Saying that I certainly cannot live back there anymore because I find it too controlled by the government

I am an Accountant and earn a very decent living thank you, so no anger there, but I also know as I was a childminder when I had my kids (to enable me to stay at home) that it is not just that easy to get up and set up a nursery and the reward is really not huge..For starters, your 5 kids = £3,000 does not work, you have to have a ratio of 1 adult per 3 kids...

    Back in 1989 I earned £17,000 being a team leader for an accounts department, the going rate for that today is £25,000 so I cannot see how wages have doubled, and I know many self-employed IT consultants who used to earn a lot more in the past than they do now....Obviously the doubling must have come from the public sector..

    Yes of course, lets all start up a nursery and make lots of money, don't forget the expenses, all the modifications etc to comply with regulations, all the staff to hire... If it is such a good idea WAP why dont you quit the engineering and do exactly that...

    It is obvious that you do not have much experience with children, and if you now say that you have got children I would feel very sad for the poor kids, have you ever heard of nurturing by the parents????

    And as for your example, not sure that wages were quite that low back in 1989 compared to now, there has not been many wage rises since then...

  5. Even in the great '90s crash (with IRs of 15%), the nominal price falls weren't as great as that.

    My flat in London bought at £72,000 with the prices already on the way down went down to £46,000 and took 10 years to go back up to £72,000 again...! Nah, not a great fall at all!!

    We bought a flat in London in 1989 for £72,000 and as you all know it then went down, the value of our flat went down to £46,000..

    We were extremely lucky to get a second mortgage and decided to rent out the flat in London until the day it went back up to the price we bought it for, that took 10 years..

    The first couple we had in (who had never lived together before) lasted 2 months, the next couple (who had never lived together before) lasted 3 months..!!

    At this stage we decided to get either singles, or couples who had lived together before.. The average for people to stay was a year and it always took a good month of seeing new tenants, vetting them etc before somebody new moved in..

    Back then the rent was £550 per month so we had a good surplus but believe me we never made much money, flat needed complete repainting every 2 years, one tenant soaked the bathroom floor and the floor caved in (discovered after she went back to Italy and had her deposit back) had the bailiffs after me (having to park my car somewhere far away from my house) as another tenant did not pay the council tax.....We had phone calls anytime, how do you use the oven, how do you use the heating, why does the hoover not work (try emptying the bag..!!) etc

    It was stressful even with a decent return and for anybody to enter the btl market at todays yields is just outright crazy...
