The fact that Harrogate (and surrounding areas) has good schools, beautiful architecture, lots of greenery, excellent amenities, and good connections to Leeds, York, Bradford (and, at a push, Sheffield, Manchester, Newcastle), means that Harrogate properties will be always be desirable, popular, and retain value no matter what the economy does.

    And if they aren't and don't, I can think of far worse places to be stuck because you can't afford to sell.

  2. From the perspective of a first time buyer:

    I worry that when the market does “bottom out”, all the buyers who have sat on their hands waiting for the best possible price will galvanise at the same time, and there will be a very quick rise back to what we can already afford to pay now (i.e. conservatively 3 x average salary).

    Only the lucky few will be able to secure the fantastic bargain prices that we’re all dreaming of. The rest of us will probably wish we’d bought sooner and not wasted all that money on renting which could have instead been feeding into our own equity.

    I would love to be proved wrong.
