BUY, BUY, BUY.
BUT – Sell in 12 months to avoid the drop (or is it POP?).

You can short mortgage backed derivatives, but I think that is a little premature. Wait for interest rates to hit about 4 to 5% and then start dabbling, in my humble opinion. However, it is debatable in my mind whether rates will turn down again before they turn up. We could get a double bottom in rates or, if there is an unforeseen crisis, rates can go negative for a period.
Times like this are like when the tides change. Volatility rises. Quite frankly, speculating anywhere is a horrid experience right now, and central bank forward guidance has simply added another layer of complexity!!
