Oh dear…

Wales to licence private LL

Private landlords would have to obtain a licence before letting out homes under reforms being proposed by the Welsh government. The Labour-controlled government claims an accreditation scheme would help protect the growing number of private tenants from poor or exploitative landlords.

  • Tbh I can’t see it making much difference. Obviously the rogues will suffer, but the majority of landlords provide acceptable standards of accommodation. Some towns in England already require registration of HMO landlords; I haven’t heard that things have changed much.

    it’s only anecdotal but of 4 private landlords I’ve had in the past 8 years I would say 0 have provided a satisfactory standard of service – it’s not just about quality of accommodation. All they do is pay a fee to an agency to act for the landlord (whom you therefore never even contact) and then the agency and the landlord can play the “I’ve been trying to contact the landlord / agency / building service company” game until you are blue in the face (and flooded of floor etc.).
