Overpriced, overhyped
Gap widens between asking and selling price
Prices continuing to fall but buyers are still expecting too much. Prices expected to fall further as demand at current asking prices weakens further

Back in the early nineties, I recall being told that houses routinely actually went for ~65% of the asking price.
That was between Huntingdon and Peterborough, along the A1, so neither central nor deeply rural.
