Another (lagging) Index

House Price Index February 2011

• In February UK house prices increased by 0.7 per cent over the year and increased by 0.3 per cent over the month (seasonally adjusted). • The average mix-adjusted UK house price was £204,164 (not seasonally adjusted). • Average house prices were 0.3 per cent lower over the quarter to February, compared to a quarterly decrease of 0.7 per cent over the quarter to November (seasonally adjusted).

    If Ana Lytics (or any other statistical whizz, for that matter) is knocking-about i’d be interested to hear what benefits are conferred by the DCLG’s methodology (ie expenditure weighting over transactional weightin)? From a layman’s point of view, the average house price simply looks more expensive according to DCLG as opposed to LR. Or does the reverse actually apply; LR paints an unreasonably cheaper average house price? Confuddled.
