Do even these two now sense the inevitable…

Kirstie and Phil on the autumn market

Intersting article.. well, interesting in the fact that I thought I would never hear either of these two talking about reduced prices. Yet they still try to spin it by saying that its a good thing for buyers.. sure.. lets buy now, lets not wait, we might not be able to afford to in a years time when the prices have soared again, yeah right.

  • It’s always a good time to buy or sell.

  • I do hope Kirsty has started chewing on her hat. She’ll need to soften the felt up a bit to digest it.

She did say she would eat her hat if house prices ever went down after all.

  • Hey guys, look at what they’re saying to sellers:

“Don’t be tempted just to go with the agent who gives the highest valuation…”
“There will be fewer buyers around, so if the agent finds you one at a sensible price, you mustn’t let the deal collapse!

This isn’t bad advice! It’s about time someone got the message through to sellers to expect to sell lower than they hoped.

Also… did you notice they actually gave a decent plug to propertysnake.co.uk!!! (page 2)

  • You see, very soon, EAs will see the sense in advertising price reductions. It’s already happening in other parts of the country, but London is somehow desperately trying to resist the urge. They’re not going down without a fight.

  • And another thing.

If propertysnake.co.uk gets popular, EAs will put in offers to buy it.

  • Paul. I don’t know the details of the hat story. Did Kirsty specify a particular hat? If not she could have one made out of rice-paper, perhaps decorated with fresh pasta ribbon or marzipan fruits… It would still be quite entertaining, without the risk of emergency dash to A&E for operation on her digestive system.

  • stillthinking says:

Property snake had to withdraw the details about the houses they had after a cease and desist notice of some kind, however, as a site to sell houses maybe a good place to go. Really bad thing to say, but generally one would want an emergency desperate seller after all.
Doesn’t change the historical data on the front page of the site, or the experience of Japan. Rent for 4/5 years and wait for the bottom. A long miserable time to wait, but if you buy in London you get 10K off for each year (maybe more).
We are just watching the slow movement of sentiment changing. If you own a house, whether on mortgage or outright, you are out of the selling game now or soon(essentially now), and you are in it for half a decade.
Can you believe that the prices in Japan are STILL going down, this is 17 years later!!!!!

  • Paul & Stillthinking. I think you could be right about propertysnake. Everyone loves to snap up a bargain. I rather think the EAs shot themselves in the foot when they forced propertysnake to stop displaying their sites. The only reason I can think of for EA’s displeasure of ps is that ps was broadcasting something the EAs wanted to hush up – the fact that not all properties sold at silly prices, and therefore a ceiling existed. Now that “the secret” is out and people are aware of imminent price falls, there is no reason to stop ps from functioning. Indeed, quite the opposite.
