Government's financial assumptions are seriously flawed - National Housing Federation

Hmmmm – 70,000 houses for £11.6 billion. That would suggest each costs around £166,000 each to build. I built (literally by myself apart from a bloke when the foundations were poored) a detached 3-bed house in Scotland, which was completed in 2003 and the materials costs £28,000 after VAT back. How on earth can the NHF claim they are going to cost £166,000 each. I suggest getting a polish firm to do it Gordon.

Well you’ll need a site investigation, a team of architects (unless you want a row of boxes), structural engineer, foundation considerations. If its brownfield then you may also need to remediate the land. Plumbing and Electrical service infrastructure, road infrastructure, drainage infrastructure… etc etc etc. How much do you think that little lot will cost?
