  • So this ‘return’ doesn’t take into account mortgage payments or the fact that the increase in property value will only be released when the property is sold – if it’s worth the same at that point in the future.

    Selective article at best.

    I wonder what the return would look like if it was rent less mortgage less tax ?

    I have noticed that you recently bought the domain http://www.landlordexpert.co.uk in late June and have now set up a website with a net domain from those well known providers theice.co.uk (forget the fact that the domain provider is a site that is not even running correctly, and hardly professional-looking).

    Your domain is registered to an individual too. THERE IS NO SUCH RECOGNISED ORGANIZATION AS “THE LANDLORD ASSOCIATION”.

    Dean, you are a fake. An astroturfer. A huckster. You have been exposed as a rather desperate BTL landlord, vainly trying to put on airs and graces to stem the rising tide of bad news to protect your portfolio of liabilities.

    I welcome your comments because it generates healthy argument on here.
    Bottom line with most people who visit this site, is that they are honest, hardworking individuals who have no way of getting onto the property ladder and are monitoring the housing market for the good news we need to enable us to get a home.

    The good news is starting to flood in now from reliable news sources, in the form of higher interest rates, increases in property and BTL panic selling. You are obviously a property investor and good luck to you, especially in the coming months.. I am already seeing a swaithe of BTL properties starting to flood the market in Lancashire where I live and already the prices are coming down.. I notice the news article about 13% returns over the last 12 months for BTL investors.. I wait to see if these figures are maintained over the next 12 months, given the recent rate rises, and the amount of available property now on the market. Interesting times ahead..

    I literally just post the news – then I witness a scathing attack on my association when I have in fact remained completely neutral.

    I then stand up for myself and ask that you not use unprevoked insulting language and behaviour. This is then met with ‘you are patronising, wierd, argumentative, incapable of anything but a bi-polar’.

    I am a mature guy with no issue or hatred towards people on this website – I am simply defending myself in what is a very strange and bullying type response from all of you.

    I would suggest that you look at your own replies and work out if they are mature and if they are prevokotive beyond just a discussion and you will notice who the immature ones are.

    Paul, as for you, please stop making sweeping opinions and casting them as fact upon us. You sound like a very silly little man who has spent a good deal of time seeking praise from your feelow bloggers in response to one of your damning responses. It’s clever but it’s not really something that is going to get you freinds in real life and that’s something you probably should focus on rather than sitting here all day.

    I don’t know what will happen to buy to let but I hope FTB’s get on the ladder soon. I would like nothing more.

    if the landlord assoc represents people that OWN property then fine. But we are ponting out that a 100% mortage with interest only is NOT owning a property as a serious long term investment. SUB PRIME SUB PRIME
    My friend has just been told his landlord has gone BUST due to IR’s – plenty more where that came from!!!!!

    We do not quite allow the type of words used in this unmoderated forum but you will find threads posted from our landlords who have many thoughts on the current market place.

    “The Landlord Association is backing Tesco’s call for the Bank of England to hold interest rates”.

    “The Landlord Association also urges the Bank of England to make the right decision and hold rates in June’s meeting.”

    “Dean Evans, Director of Members for The Landlord Association believes a cooling period in the housing market is a sure sign the rate rises have taken their toll.”

    “There is significant evidence that suggest holding rates as they are currently would be a good decision for all concerned,” said Evans.

    “The property industry has suffered badly already. Rising rates will benefit some parts of our economy but have terrible effects on others. It’s a classic see-saw effect that has the Bank of England in the middle. I hope rates are maintained so that some more time will show the lagging effects of previous raises.”

    My questions:

    When you insult a large company and it’s Director expect them to correct you and don’t sulk when you are told to behave.

    It’s just getting a little silly ans this is why I have become defensive. When I have ‘attacked’ you, you have also become defensive as I have when the role was reversed.

    As I have said, I did not start the insulting, I defended myself which started more insults. Anyone would find this strange.

    Never-the-less, the landlord association is an administrator for this site and I have not written all of these replies.

    I would like to have a normal discussion about house prices – I don’t want to have arguments with people, whats the point or productivity of it?
    I have looked at some of the posts and I must say some of you are quite aggressive and literally turn a debate into a personal argument. This is I supposed what had made me angry.

    I would like to have some discussions with you all regarding house prices so that I may have our editor publish a news story to be published on ur website and subsequently on Google News and other investment websites that use our respected news.

    I will communicate your points of view too. Please tell me what you think about the Housing Market and what your biggest issues are?

The discussion forums are the appropriate place for general discussions, these parts of the site are appropriate for the specific article in question. So, for this reason, I will not divulge my opinions of the housing market in general here. I look forward to a sensible debate about future posts however, including those you post. Expect a few insults for the next few posts that you put in, ignore them and don’t refer to the potential for insults in the original news post and they will dissipate (eventually). People can check out your website on their own steam and don’t need constant reminder of who you say you are, you can add a link to your website on your posts for that purpose.   • I have never seen so much response on this website for some time with TLA – 40 blogs on this article, 50 blogs on the previous ..let me make a SOLID PREDICTION – in 2 weeks your posting will not generate as many responses (single figures) in fact in 2 weeks you probably wont even be around on this website. This is crash – popular falls to unpopular, climax then anticlimax. Cooling doesn’t occur its a traversity to physics and human nature – people are either confident or unconfident they feel a decision and act on it.     If you’re genuinely trying to set up an association of landlords to help landlords and tenants alike, then fair play to you. If you bought your houses when they were a reasonable price, then no doubt your rent will be covering the cost of your repayment mortgage each month, with some over for maintenance etc. – this is the way every landlord I know works and should reap you rewards provided you sell at the peak of this market or the next peak, which history tells us will be in about 18 years time, I think.
    As your website is called landlord expert, surely then you will have looked at the current property investment climate – if the market flattens (no capital growth) and a new landlord barely covers the payments on an interest-only mortgage in a climate of rising rates, how is this a good investment?
    By commenting on the news articles on your site, are you offering investment advice to prospective landlords? Given that your address is a residential one, I am assuming that you are a small company – I suspect that if a crash happens, much of the ‘expert’ opinion in the press will be open to legal question.
    I am interested to hear how a new landlord can possibly make money in the current climate – can you give us a typical example?

    I also noticed from previous posts that the Director of the Landlord Association was previously Damien Francis? And is your name Dean Evans or Dean Woodman-Evans? Just curious.

    For the last time guys, I am not trying to set-up an association, I have an association.

    We are the largest in the UK. This is not up for debate just a fact.

    I never came here to have discussions about buy to let, just to give you guys some news to discuss. And, we are a small business in terms of employees but have a big spread into the market and a huge membership. I don’t see what this has to do with it or why I am giving an explaination to it.

    This is going to be my last post guys as I can’t weigh up in my mind the productivity of all this. I will somehow prevoke someone sensitive who will tell ME to stop being sensitive and make someone angry who will tell me not to be angry. I just give up, good reason and good ethics count for nothing in here.

    And one more thing Landlord, we are all painfully aware of our slant here towards wishing for a house price crash. I personally think that my reason for coming back day after day is to ensure that I don’t go out and buy a flat tomorrow! I have parents breathing down my neck telling me to buy, offering me a 10% deposit, adverts of gleaming nice flats, and all I can think of is, oh, I want that one, and that one, but, yes, I know its expensive, but wouldn’t it be nice to, and then I come here and I can feel a bit better about renting, put things into perspective and think about planning ahead for a time when affordability returns, saving a bit of my own money for when I, on a 38k salary can buy, not just a bed sit, but a house. Maybe its wishful thinking, but its what keeps me going. Understand that tempers here are high, because we have been priced out for a very long time and we do get pissed off when landlords gloat about buying up places that we want to own, live in and bring up families in. its quite natural, and telling people to calm down will I’m afraid only make things worse. Hell, you may end up being right? I truly hope not, but the uncertainty is why we keep debating. I hope this explanation can help to make it easier for you to undertand and not take insults and criticism personally when ‘contributing’ to this site as a representative for landlords. I honestly think that its a tribute to this site that you, representing what most of us hate, can be allowed the exposure you get. I think its positive that your types can contribute, but particularly easy for you to elicit a reaction. Gloating about being a director of a land lord association here is the equivalent of claiming that you should be heard, as a result of being the head of BP in a socialist workers party website. If only he’d set up his association/website five years ago he’d have been ahead of the game and could have sold it for a couple of million a year or so ago.     I’d just like to say, i’ve just read the whole trail and really enjoyed myself. I’m going to be late for work in the morning because of you lot! Any reservations i had that i was sitting on the wrong side of the fence have evaporated. If i was a landlord, he’s the last person i’d want protecting my interests!
