and still would expect 15-20% off to be a decent price. am glad we pulled out of our sale. even though is difficult to calm my wife down at times. she still thinks i am mad for thinking price should be so much lower.

325K -> 270K in 5 months.

That's a real terms fall of 20% in asking. If you get for 250K then that's more like a 30% saving on original asking when stamp duty is factored in as well as RPI.

Nice drop - ropey area however. I've spotted quite a few recently - especially stretching down towards Forest Hill and Upper Sydenham. My place in West Dulwich was put up for sale by my landlord in August - but only attracted 3 viewers in 3 months - buyers are very light on the ground. I'm keeping my eye on SE21/22/23/24/26

Although I would say is as cheap to buy Dalkeith Road as rent for 1,500. Mortgage is around 1450 PCM at 4.2% (e.g current post office 5 year fix at 75% LTV). Would make capital repayment part of mortgage about 500 PCM. At moment there are two on the market, one at 355k:

at the a and r auction similar flat just sold at 230k

I think the one you meant was a while ago, was 2-bed, in a worse part of the road and in a bad state. Still, it went for less than I expected. I'd have been tempted to buy that on the market for 230.

Anyway, looks like it's not shifting at 350.

350 is a joke for those places. WD is such a crumby place. no schools and mixture of flats and big houses. my favourite house for sale is on idmiston road:

I showed this thread to my brother who lives in the tulse hill/herne hill area. He insists that he is in the catchment area for some of the best school in SE London..I think rosendale was one that he mentioned?

it was. catchment area for rosendale school was reduced to a tiny radius last year. i don't know what will happen to the school if they keep the radius like it is now. :

Yeah, we applied to Rosendale and Dulwich Village Infants (the latter we live about 150 metres from). Was amazed not to get into Rosendale as it's a few hundred yards up the road, then found out about this. Was a bit scary as I had no idea how hard to it would be to get into DVI (we're not church-goers).
