copper crutch
Has a conceirge service too, I wonder how much that costs per month ? Also are these the bad boys that are full every weekend with stag parties ? Or is that another failed Edinburgh development... lol stag parties from poland, the inside word on that development is it is not called pilrig heights, polish heights more like, although ithe word on the street is the poles are leaving us faster than rats leaving a sinking ship. Do they know something we dont ? hmmm
Guest An Bearin Bui
And the proof lot number 23, 50% cheaper lol.http://www.countrywidepropertyauctions.co.uk/media/Results-Scotland-Nov08.pdf Actually crutchster, maybe you could help a novice out as you seem to know your way around the auctions system, so: 1. Where do the auctions in Scotland take place and what is the best website to find details of the lots on offer? So far, I've only found the countrywide site where the auction takes place in the Quality Hotel in Glasgow and wondered if there are auctions elsewhere too e.g. in Edinburgh. 2. How do you know what you're bidding on? Can you go round and view the property and get a home report from the solicitors or are you bidding blind w/o knowledge of possible structural problems, last sold price etc? 3. Do you have to have the full price in cash or could you have e.g. 50% LTV or even 30% with a mortgage arranged? I'd rather buy through normal channels but if buying at auction could help me avoid the scumbag estate agents and could get me 2007 prices less 30% or ideally 50%, then it could be a good idea. From what I've seen so far, auctions mainly seem to have difficult properties in not-great areas but that's to be expected, I suppose. TTD
SVA on Great King Street hold auctions, again thru in Glasgow, but they're mainly of parcels of land; bits of disused railway, sites of former water tanks and resevoirs, etc - but there's an occasional house creeps in. If you register as a member with Countrywide, you get all the details of the properties sent to you prior to the Auction, it is up to you to select the ones that are of interest, you go and view them, get them surveyed and arrange a line of finance prior to bidding. All the details on how to go about buying at Auction are on there web site, the other Auction in Scotland is the SVA One, which is not as good as Countrywide.http://www.countrywidepropertyauctions.co.uk/dynamic.php?id=buying

fflump
Roblpm-that one is definiteley going to on for a while ! Another property for sale in that most bubble-happy of roads, Comiston Drive. 89 Comiston Drive, EDINBURGH, EH10 5QT Terraced House, Offers Over £400,000, Reference: 274699 Needs modernising. Closing date already set so may be a probate sale. I reckon 400k would secure it, given that number 45 has been on for months at FP440 and not sold. You're not going to be a happy bunny seeing this play out if you live at no. 83. having paid 643k for yours (2007), or no. 85, having paid 636k for yours (2006) Meanwhile, in a parallel universe, number 81 is on at £650k- http://www.balfour-manson.co.uk/propertyde...hp?page_id=1378 And if you believe some folk they are all sliding into the burn at the bottom of their garden.. You are forgetting about the mentalists who tried to sell the house next door to the falling down one (45) for FP 735K in the summer of 2008. It didn't sell and was taken off the market. If they hadn't been so greedy they probably could have got over 600 for it back then. Doh! Edited March 31, 2009 by BigSack
BigSack
Actually, I see that number 47 was bought in 2007 for 485k (which was cheap at the time) and done up and put back on for 735 in 2008. That was the house that had the work done on it to stop the subsidence. I wonder how much they had to spend on it? They must be panicking! Is John Leslie's slow "'development' as discussed elsewhere I think "perhaps related to his former realtionship with a well-tanned Scandiwegian who was also, notoriously, "fully fitted with an excellent range of slow closing Walnut units"? sofargone
Here's another one at a bubble price come on:http://www.espc.com/Buying/273404.html This one on at offers around £430k!! No house in this street ever gone for over £365k and the same house sold in 2004 for £300k. Some people are in cloud cuckoo land. ZZZZZZZZZZZZZZZZZZZZZZ this is gonna take ages! Nothing coming on and nothing selling. yeah, absolutely agree with you. We didn't even go and see this house in our search area as we had been to see a lovely one in the same street at 325K - and could not reconcile the price difference for an end-terrace with an extra room. fflump
In case any prospective sellers red this thread I thought it's be interesting to highlight 3 very similar properties. All are 3/4 bed purpose built terraced upper villas in south grange built around 100 yrs ago. Only one will sell. 4-bed upper villa (terraced) South Lauder Rd £585k guide price http://www.struttandparker.com/property-fo..._EDN090134.html This example has been thoroughly developed and has been languishing at 585k for some time. This is above peak 2007 price unless I am mistaken. It is 74% and £250k higher than example 3. You can buy a lot of beige paint and limestone tiles for that kind of money :-) 108 St Albans Road Edinburgh EH9 2PG Upper Flat, Offers Around £399,950 (on since march) http://www.espc.com/Buying/273921.html Just round the corner, this is also failing to sell. It needs modernising (£60k+). Done up these properties were selling for around 480k last year so it is overpriced currently, hence no sale. 4-bed upper villa (terraced) Blackford Avenue, Edinburgh, EH9 2PH Upper Flat, In The Region Of £335,000, http://www.espc.com/Buying/277248.html This has the nicest layout of all properties, and has private front garden and back garden that is accessed direct from stairs down from the kitchen. It needs modernising but the roof and walls inside and out are sound. It will sell within 3 weeks or I'll eat my hat.

That actually does surprise me - 350k for half of a house that needs full refurbishing (new kitchen, new bathroom, 70s gas fire ripped out, carpets and curtains changed etc) is quite a bit. You could easily spend 50k doing it up to a high spec which would give you 400k costs for half of a house on a busy road in Edinburgh. Still pricey (although better than the delusional prices seen elsewhere)!

Other properties for sale in Edinburgh or your own internal measure of what represents 'value'?. £400k 'done up' would represent a 20% drop on the £500k 'done up' it would have fetched 12 months ago. These are spacious properties-circa 1800 sq ft-they are not half a house as they were purpose built upper/lower villas. With 2-bed maindoor flats in marchmont still fetching well in excess of 300k I think this puts it in context. Are you genuinely surprised that it will sell so easily? With all due respect you can't know that area/market very well.
