Did This Guy Lose Money?

Recommended Posts

I am looking to rent outer London with a 40 min commute from Euston. So, I thought I would try Leighton Buzzard.

Visited the property in the link below which is currently being renovated. EA told me that I would NOT pay any electric as Redrow will do so as the house is connected to Redrow marketing suit which is next door!!! Not sure that is a plus point but anyway, here are the facts:

HOUSE LINK: http://www.rightmove.co.uk/viewdetails-22193159.rsp?pa_n=1&tr_t=rent

HOUSE PRICES: houseprices.co.uk show it was bought in 2002 for £199k and again in 2006 for £240k

FACT: EA said garden was sold off to Redrow Homes and he bought it as is doing it up to sell then rent it.

SEE: http://www.houseprices.co.uk/e.php?q=1+mentmore+LU7+2NY&n=10

WHAT HAPPENED: I walked to property greeted by Redrow homes market suite and at least 4 blocks of flats, not sure of the volume but I would say at least 1,000 flats in total that will use a road which runs alongside the house, therefore due to the noise of traffic thought I would give it a miss. Also view from Garden is ... flats (and lots of them)

So this guy bought the above house, he is doing it up. Bathroom was extremely small (dimensions not on right move) but around 5 ft by 5 ft maybe smaller

To be fair looked like landlord was doing a decent job, new carpets etc. So... has this guy lost money? Cannot see anyone renting it with all those flats .. but it is 10 mins walk to train station..
