Philip, who is an IT manager for a casino company, is optimistic that by the time his bond matures in 2012, house prices will have recovered.

'You cannot judge a race before it is over and I'm still feeling positive about this investment,' he says. 'I look around London and see all the people who need somewhere to live and I feel sure that house prices will turn again.'

It will turn when they can afford it, so don't worry you'll be lucky to get any growth at all.

Some toffs with money to play with who decided to gamble and in absolute terms will not lose, even if in real terms they are 30% down.

In nominal terms only as far as I can see. No interest at all between now and 2012 with inflation at 3-4% is a 10-15% loss. Not a total wipeout, but not a return I'd be too pleased with.
