Letting Agent Front Window

Perhaps what they should be saying is "Can't sell, try pricing realistically!"

I suppose it is a sign of the dire situation some estate agents find themselves in. Presumable the EA in question has a letting arm and they would rather opt for the monthly letting fee than the possibility of a sales commission.

Cash, and importantly, cash flow is king!

There is going to be a sea of rental property available if they keep doing this, plus they still won't be able to easily sell the place as long the tenant is on an AST. This is going to make it even worse for the BTLs.

But where does the owner live if they've rented out their unsellable home?

move back to parents, rent a smaller place, moved abroad, move in with another couple....

In my friends case he has moved due to job relocation. Can't sell his property (only reduced the asking price 5% in the past nine months after taking the highest EA's valuation). Currently renting in his new town and is on a mortgage break but wants to convert the mortgage so that he can rent it out until the 'blip' of downward pressure passes. Forced seller within six months IMO.

My local letting agent has put up a billboard saying something like:

"The credit crunch means fewer buyers, but more renters. If you can't sell your property, why not rent it out with us?"

I have to admire their brass neck...
