Have Hips Damaged Home Sales, No

If you market your home you have to buy HIPS, so going through an EA means you do, doing it privately you don't need HIPS. People have been going on about HIPS hurting the home market thats rubbish. The media hype about hips is pure rubbish, what they dont tell you is you not need hips ,if sell your home with out marketing it.

You do not need a Home Information Pack for:

  • Properties where there is no marketing (e.g. sale to member of your family)
  • Non-residential properties
  • Seasonal and holiday accommodation
  • Mixed sales (e.g. shop with flat)
  • Right to buy and similar sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.
  • Properties already on the market when the duty to have a Pack arises (1 August for sales of homes with 4 bedrooms or more, and 10 September for sales of homes with 3 bedrooms or more)
  • New homes built under Part L of the Building Regulations 2006 (these will be brought in by a separate commencement order in due course)

That's a new one to me. Bearing in mind that a lot of BTL landlords will be wanting to shift with sitting tenants, or old folk trying to STR as quickly as humanly possible on the understanding they can rent until they die, HIPS shouldn't distort the carpetbagging movement that much at all.

If you read into it you'll understand, it doesnt hurt the seller or buyer, so many options not to get a HIP, only the middle guy gets hurt ie; EAs.

Hence all the moaning from them, it could shift the market onto internet, seller become mates with buyer no hips to be paid simple.
