Wayhay - Price Drop!

Its significant news - we see prices in the upper and and medium bands are dropping.

But the start of lower bands dropping is great news - that lower rung is getting closer day by day.

OK fair value is about £50K I think TBH, and the owners probably only paid £45K.

I made a post the other day about a property near me which was £90,000 last year and is now £75,000...

That property should be around £40,000 in real value.....

They are a' fallin people, but theres plenty more where that came from.....

Still good to see that things are looking up....

and I'll just do another "...." as I dont know why I keep doing them.... oops there I go again.....

Cant get excited about that, in the area I have been monitoring, Northamptonshire, you would not believe the number of houses that changes from "Available" to "Sold STC" over the weekend. Pretty much all the places ive been looking at have sold, some were only on the market for a week !!!!

I'm hoping they will all fall through now or the spring bounce will keep the market going. Dont these people read the papers or look at the news !!!

Same happened here..but the sales fall through and they back on the market..sometimes 2-3 times ;)

Biggest one I have is 25% in PE11.

329K to 245K.

Interestingly I heard from the people who were selling it on a second hand basis that they had had a lot of interest at this new level, but nobody who wanted the house could sell theres.

This is going to be the problem, epecially when the people who wanted it find they get 25% less for their own, then they find it has more to do with affordability!!!

I viewed a property just been reduced to 300K. I offered 250K max! hahaha - may be cheaper next year, but I'm cash & I neeeeeeeeed my own roof. Let you know if I get it. If I dont, I will just keep looking - putting in low offers until somebody takes the bait. ok, tell me I;m mad

What you are looking at is I believe not a prison as Mr Prebble suggested but a converted stable.

I know of several similar 'houses' in both Southsea and Fratton and I'm willing to bet that if someone were to do some research they'd find that these properties belonged to local deliverymen e.g. coal merchants - who wanted their hoss close-by. Fratton goods-yard is within a mile of this site and it would be easy to keep a cart on the road outside your house and an animal in such a building overnight.

What we need is an old business directory.
