Mega £400k Plunge In Kingswood, Surrey

Interesting. I'll take a look.

To be honest if they have closed its because there are too many developers trying to sell homes worth £1m for £2.5m.

Note also that Kingswood Mitsubushi shut down as they were plaaning to build a development there. The lot is now up for auctions with Strettons!

Also the Hocken business has shut and is up for let.

This link has Knight Frank admitting that homeowners with prime south east property will have in many cases paid up to £1m too much for their homes.

If the new builds on Kingswood Warren at over £2.5m aren't overpriced by this extent then I will eat Kirsty's hat for her. In 2 years time, when normal trading resumes, these homes will probably be a little shy or just over £1m. The £2.5m price tag represents the over inflated market and over inflated profit targets, all of which are now crumbling.

Cannabis factory uncovered in raid

POLICE have uncovered as much as £25,000 worth of cannabis plants in a raid at a house in Kingswood on Thursday morning.

Officers were called to the property in Sandy Lane at 9.30am where they found 500 plants.

The large detached house, called Little Copse, was rented and police are now making inquiries with the homeowner.

Detective Sergeant Edward Poole said: “This was a significant cannabis factory operating in a very quiet and affluent residential road.

"The property was filled top to bottom with cannabis plants, and we have recovered somewhere in the region of 500 plants with an estimated street value of between £20,000 and £25,000."

Janet Macwilliam, who lives next door, said she did not believe anyone had actually been living in the house because she "never saw any lights on".

A few homes in some of the better roads in Kingswood now seem to be coming to more realistic levels. I have recently found these entries at around or below £1.2m

This first one looks much better value than the other homes in the area at £1.25m with 7 bedrooms, it is in the Warren and has 0.6 acre. I had seen attempts from the crappy houses on the side roads off the A217 Reigate Road (Warren Lodge and Shaw Grove etc ) which back onto the Warren to try and sell for this sort of price. Though most of these are now down to £750k.

Of course, the lunacy of the developers with new builds on the Warren seems to continue, I haven't yet seen the new homes that are being marketed at £2.5+m change much yet. I suspect their values are half what the developers would like to sell for, but for them to admit as much would lead to instant financial disaster.

There was also one on Green Lane a few years back (which is the road behind the Fox on the Hill pub, just off the 217).

Raised a few laffs at my place of work at the time.

On your last point about new builds in the warren, the pre-existing residents were probably hacked off on both counts. The character of the area gets destroyed by new houses and then to boot, they are responsible for the over-supply, dropping residents values even more.

It's a tough life for old money these days. :D

Back to the subject of Forth House on Beech Drive, this was the one that first appeared at £1.955 m, though that was an apparent typo and it was quickly changed to £1.595m

To rent £7000 PCM: link

So annual rent £84k against asking price of £1.25m, I make that a yield of 6.72% excluding costs

In this case its the rent that is mad. A house like that might rent for £3500 PCM, but not £7000.

Although still a large number, the asking price is better than others in the area, but still it looks over priced given the achieveable rent.

This really does put into context how far out the expectations of some of the sellers are. This site it perhaps a little close to the BBC site, but that is going residential, and its is on quite road.

Meanwhile, some sellers in the area ( link ) are still trying to sell semi-detached houses on small plots for £650k. My guess, these semis are probably only worth £450k today, its just the reality hasn't caught up on the vendors yet.

So between Sept 2007 and August 2008, the house lost 20%.

I wonder what the value is now? Zoopla says £291k

Looks like the same house from the pictures, though the angle is a bit different. If you look at the property finder picture first, you can see a conservatory on the left and a garage to the right. The garage appears in the get surrey picture, and you can just make out the white at the top of the conservatory over the hedge. Otherwise the paint and brick frontage is the same in the two pictures.

Now here is an interesting new toy.

Zoopla ( www.zoopla.co.uk ) has an price estimate tool that gives you an estimated value for a home based on past history, other sales in the area (which infer the the percentage changes) and also the ability to adjust for the condition of the homes etc.

I have been looking again at some properties in Kingswood, and what is fascinating is that appart from the really big house that are stupidly overpriced and of which there is a huge glut, there also seems to be a tendancy for the vendors of much smaller properties to massively overvalue them.

If you follow the links, Zoopla implies semi-detached properties are worth £494k, however in this case the owner is asking £625k.

Clearly they will not be getting over £600k, and by the time the magic effect of being just over the stamp duty threshold has kicked in, its easy to see how the Zoopla estimate is rather accurate.

I'd not lay much stead by stuff like Zoopla - it's just a computer programme. FWIW, I don't think you're far out, but Zoopla is not far out by luck, rather than anything else.... IMO of course.

It cannot really work out that other sales have been for 'basket' cases, houses that have been extended, it gets skewed by divorce sales at the Land Registry and allsorts. It also does not work particularly well if a house has not been sold recently.

It's a toy, not a real world thing..... something to play with, not something to take seriously.

[it's valued a house I know has just been sold at £1.365M (but is not yet on the LR as it exchanged yesterday....) at £656K....... - because of the above]

Back to Kingswood Surrey the home of the overpriced McMansion, where there is also a problem with oversupply. I my personal opinion this is probably the worst part of the UK in which to buy a house today as its where you'll lose the most money.

As you can see from the www.houseprices.co.uk extract below, there are very few homes selling for more than £1m. This is a problem then for those developers who have built large numbers of £1m+ (many for £2m to £3m) homes as currently listed in right move:

If I were you I would post on the Elmbridge thread as there is a lot more traffic there. I noticed a lot of stuff on RM from Kingswood. I don't know much about the area but would be good to compare on one thread to \our experiences of Weybridge, Cobham etc.

Not a bad point. I suspect they have bubbles within bubbles also.
