Land Registry Report

We have to move as our current place is being repossed as the Landlord hasn't paid his mortgage (tut tut)....

We are keen to protect ourselves in the future so will be taking every step to minimise the risk when taking on a new place. Part of that plan is to check the land registry reports for anywhere we might be interested in.

However having just got one for a place we are looking at tomorrow I'm not sure what it all means, it looks as if things are not too healthy with the place so wanted to find out in laymans terms what the things mean. My understanding is that this information is in the public domain but I shall change the names to protect the innocent.

First up it was purchased with a Northern Rock Mortgage :lol: however I need help with the following parts...

3 (01.04.2004) Proprietor: NORTHERN ROCK PLC (Co. Regn. No. 3273685) of

Northern Rock House, Gosforth, Newcastle upon Tyne NE3 4PL.

4 (01.04.2004) The proprietor of the Charge dated 19 March 2004 referred to

above is under an obligation to make further advances. These advances will

have priority to the extent afforded by section 49(3) Land Registration

Act 2002.

5 (11.10.2007) Equitable charge created by an interim charging order of the

Sunderland County Court dated 27 September 2007 in favour of Northern Rock

PLC.

6 (27.02.2008) UNILATERAL NOTICE in respect of an interim charging order

dated 20 February 2008 in the Bromley County Court under court reference

7BR06151.

7 (27.02.2008) BENEFICIARY: Mr and Mrs X XXXXXX of XXX XXXXXXXX XXXXX,

XXXXXXX, XXXX XXX XXX.

So seems to me it was purchased in 2004, but not sure whats happening in 5, 6 and 7.

Any info would be great.

constituted under the provisions of transfers by Gough Cooper & Company

Limited. The Transfer of the land in this title is dated 23 June 1964 in

favour of Kenneth James Coleman and the extent of the area affected by the

scheme is described in that Transfer.

NOTE: Copy in Certificate.

3 (01.03.2002) REGISTERED CHARGE dated 5 February 2002 to secure the moneys

including the further advances therein mentioned.

4 (01.03.2002) Proprietor: NORTHERN ROCK PLC (Co. Regn. No. 3273685) of

Sorry I would be only surmising if I gave any opinions. I was wondering what this in bold was about - I've seen it before when searching like you.

Hi

The bit in bold tell us that they had a facility to draw down further lending, this is not a problem and is quite usual.

The rest of it certainly is a problem, they are having financial problems and, if you dont want to move again quickly, do not rent this house.

Cheers, you seems that way, I'll view it and see what the EA has to say. We have some other places lined up so will see what happens. Actually keen to see what the EA will say, I won't be saying anything about the report just general questions about the owners, I'll report back what he has to say on that.
