Noticed that myself. Still overpriced.

Has anyone noticed the numbers of BT9 houses 20% below RV and still not selling?

RV in BT9 IS SERIOUSLY OVERVALUED.

Newbuild RV IS SERIOUSLY OVERVALUED.

390 drops

-8.65 million

-11.7%

Looks like christmas is well and truely over for another year!!

And three increases - don't forget the increases.

I always wonder what those increasing are thinking. The 50 grand increase is laugh out loud funny. Could they have meant for a reduction (bad phone line when phoning the agent)? Plenty of other houses in the area not selling.

Stupid tactic, they were probably getting offers 20% under asking so thought if they put it up 20% they would logically get what they wanted before.

Some people are totally clueless and will try everything.

some people might do it for this reason but i know from personally experience it can be done to virtually take it off the market. selling my house last year you just get tired of showing people around the house. Stick £50k on the cost house to put off viewers. Why not just take it off the market? you just really start to resent the money you have already giving the smarmy estate agent. Contract i had with then said they would market up for up to 10 years and 6 months later you can drop the price again (and by that stage it would probably be £70k not £50k)

Previously listed as Edward Street (3 & 4 bed - same price)

One is built up to the window - nothing else. Extremely tight plot with horrendous school parking issues. Developer went T*ts up. Someone (even the developer under another name?) may be sniffing to see if there is any interest in building it out for some sort of profit if they can get the plot at the right price. There were due to be 2 further detached at £175k. They haven't resurfaced, as yet.

Main point is, some (a lot?) of drops may go unnoticed.

I have friend who have paid 50K more for something the same size 2 years ago. Scary.

I still see people changing agents all the time. Not picked up in the report with a price drop.

I'm noticing more Tempelton houses priced at RV+10% obviously looking at getting RV after negotiations.

Try these 3 in a hamlet

Were £250k now £190k (picked up on the stats though). Still way behind the curve but perhaps need this amount to make it pay. Good luck with that.
