B B C : 4th Quarter L R Data Released

Oh dear - it's not good :(

I did the search on HP15 7XQ, which is Hazlemere (5 miles from Beaconsfield, Buckinghamshire):

Average Cost: £350,798

Detached: £568,343

Semi-detached: £296,514

Terraced: £257,935

Flat: £187,444

Change in last quarter: 9.2%

Change in last year: 13.4%

Sales: 808

Not good for me neither!!!

Castle Point

Average Cost: £226,864

Detached: £279,856

Semi-detached: £208,991

Terraced: £177,421

Flat: £149,620

Change in last quarter: 4.5%

Change in last year: 13.3%

Sales: 458

That means houses in my area went up about £10,000 in the last quarter.

I knew those EA's were right all along.

Some anecdotal analysis:

I have lived in Lambeth (Clapham Common) and Southwark (East Dulwich) in the past three years.

Net 4Q 2007 falls are:

Lambeth -10.7%

Southwark -2%

The interesting thing is that in both cases semi-detached and terraced houses rather than flats seemed to be driving the falls. Superficially this would appear to suggest that the most expensive houses are holding up rather well to date, but that there is a squeeze in the typical 'first family home space'.

Flats

Lambeth -4.4%

Southwark +6.2%

Semis

Lambeth -15.8%

Southwark -11.2%

Detached

Lambeth +7.4%

Southwark +3.5%

Terraced

Lambeth -13.2%

Southwark -1.3%

& that's because they are fiddling the stats, the falls are larger in all areas imo.

ps - for the doubters amongst you, just think back to the US & the fact that all the mainstream analysts stated that there wasn't a chance of a recession, yeah right.....my ar$e :lol::lol:

look to the anecdotal info for the real picture.

I can't believe the numbers - this is incredible. Hertfordshire in general is mixed some areas up some down, with the overall figure being skewed by a massive -19% drop in Three Rivers - wherever that is. Still, this is just the beginning.

City of London: -17.5% last quarter.

In the words of goldfinger and his minions.

oil (petrol etc)

gas/electric

food (commodities)

mortgage costs aka 'libor spread' ;)

council tax

so many to choose from, the list IS endless

they are ALL up massively.

Also remember we haven't even started to feel the infaltion in the system from those months & months of high oil prices.

Forest of Dean:

Detached: £289,319

Semi-detached: £172,821

Terraced: £140,318

That is still a shocking price for a semi dettached house or even a terraced house compared to the wages people are on. I imagine BTL has pushed this up.

All other areas in Gloucestershire have decreased over the quarter but still quite a way off YOY -ve. The Cotwolds is up 17.6% and amazingly Tewekesbury which suffered terribly during last years floods is YOY 19.8%!!!!!!

Still I'm happyish.

Glad to see the crash is happening, but I don't intend to stay living here when I do buy!

I have to say that I am fast reaching bear news overload this week.

Have a look at some of the other London Boroughs:

Camden -9.7%

City of London (yes I know it's been done already) -17.5%

Merton -13%

A mate of mine has just bought a flat in North London as an FTB. I fear for him.

Hats off to the Forest of Dean though and an honourable mention for the county of Warrington which has managed to be -1.5% YoY.

I live in the Tewkesbury area and there is no way it is up 19.8% YoY :blink:
