Sammy better hope Lenihan gets back in again. Two thinks to consider here and remember we are talking about development land as shopping centres and hotels dont directly affect house prices. NAMA has just purchased these lands at roughly 50% book value. I believe, and few will argue that even with this discount they are paying well above the open-market value of the land. NAMA acknowledge this and openly talk about value over a 5 to 10 year period. There is no incentive for NAMA to sell this land at less than they have just paid for it. They may well do deals - some money now some as you sell each site etc. It has already had a dramatic effect on land values in NI as who would go out and buy new land when we know NAMA will have options available (if you are NAMA free that is). Demand and supply and the supply of credit to purchase. All these three things point to a very low value for land. It has pushed land to below its true value. What I mean by that is the value it should obtain to allow a developer/builder say 20% margin on today's selling prices. What will this mean for houseprices? Taking demand and supply you have to ask yourself will the introduction of NAMA as the largest bank (even though they are not one) and largest land holder in NI increase or decrease the supply of new housing. From what we are hearing it will certainly not increase new build. Every pound is a prisoner with NAMA, to be quickly repatriated to its German fatherland. It will perhaps grind all but the strongest developers into the ground and force the sale of completed properties. All those 3 story houses and small apartments that are built in totally the wrong places. You know, the ones that couldn't be sold over the last four years. I think the banks have tried that anyway. There will likely to be a increase in reductions on the units that no one wants. But what about a fresh supply on the new houses in the places people want them. That remains to be seen and NAMA may need some persuasion to re-circulate the build cost part of the sales revenue to allow the revolving WIP facilities that every developer has operated on.
