I went to view this one:

51 Bedford Rd, Northampton, Northamptonshire, NN1 (Guide Price – 105 plus)

the bloke that showed me round told me the whole market has gone belly up and there are lots of repos coming onto the market. He also said there was problems with the lease on this place and maybe best not to touch it !!! I took his advice, thought it did sound a bit of a strange situation. Looked like a nice enough place though but on a very busy main road and wont rent for more than £600pcm so £120K is way to high. I would have bid up to £90.

Interesting to see it getting 120K though, some people stil have money to burn.

V interesting .... I think 120K is way too much for this property - I think your about right with bidding 90K max, this will be its price in 2 to 3 years time.

Those flats on the open market must be unsellable. Anyone with any sense would look at the ones at auction and think thats the going price for them. Theyve been selling at auction from a couple of years, I think the cheapest anyone has sold is 65K or there about...still too much. The big problem with them is that they have a ridiculously high ground rent due to the gymnasium/security etc, something like 2K+ per annum...that sort of sh*t works in London but not in Northampton. This is exactly why the other big flat developments are doomed.

I don't think I would pay more than £40 - 45K to live here. The ground rent will be a killer for most people. :unsure:

Northampton dropping. And yet still I've had two estate agents this week tell me my house is worth over 20% more than what I paid for it less than four years ago. And the surveyor told me at the time I'd paid too much for it as well.

Some houses must have gone up in value in Northampton in the last 3-4 years so congratulations :-)

Same old situation though, Its only worth what it sells for, not what someone says it's worth.

The agent I know says they are building in a 10% buffer on asking prices at the mo as they expect people to drop and/or accept offers 10% under that price.

Also, it sounds like the surveyors are realistically pricing stuff now and are terrified at becoming liable for incorrectly valued properties, so if you find a buyer there's no guarantee that they will agree to lend to someone at the price they agree to buy it for.

Are you actually going to sell now ? Let us know how it goes if you are as it would be a good barometer for the area.

Also, Northampton looks like one of the most talked about areas now, we've overtaken Cambridge this week...now if only we can catch our nemesis, Southampton !!!! :-)

House prices in Northamptonshire fall

House prices in Northamptonshire have fallen in the past month, new figures show.

The average house price in the county is now £161,830, with Land Registry figures revealing prices have fallen by 0.5 per cent since last month.

The figures buck the national trend, in which prices have increased by 0.9 per cent.

But the annual change has decreased nationally from 6.7 per cent last month to 6.4 per cent this month, which the Land Registry said was the fifth consecutive decrease in the annual rate of growth.

Richard Miller, of Miller's Estate Agents, said: "There has been a balancing out in prices. It shows a trend that is happening where summer prices were a bit optimistic.

"It's a pattern we're experiencing and vendors just have to be sensible in their prices."

Mr Miller said the figures were several months out of date because they were based on completed sales.

David Jackson, of Jackson Grundy, said: "I would suggest the average house price is correct. Land Registry figures are about three or four months behind, so it's looking at sales which were agreed in November.

"Prices have been coming down steadily for about seven or eight months so the market seems to have adjusted itself. It seems to be a lot steadier."

Houses in the county are about £25,000 cheaper than the national average, which is £186,045 and has increased on last month.

The volume of transactions was down on the same period last year, with an average of 100,648 per month in the months August to November 2007, compared with 117,173 per month from August to November 2006.

But when I researched this I discovered that whilst there was previously a heavy premium in Northampton the gap was closing rapidly. In 2004, house price inflation in Northampton was relatively low, but HPI in the outlying towns was rampant, to such a degree that there was barely any noticable difference between Wellingborough and Northampton. I'm not sure why this was, but I guess it was to do with smaller towns lagging behind in the boom. Or maybe it was just to do with trains to London. I don't know.

But it makes me wonder if Kettering, Rushden, Corby and Wellingbourough will suffer much bigger falls that Northampton. What do you think?

I think they are already experiencing bigger falls and propertys are not selling to a much greater extent than Northampton. I noticed that a while back. I was looking at rightmove/propertys snake thinking to myself why all the reductions were round wellingborough/kettering and when would Northampton catch up.

The trouble with that part of Northamptonshire is that it's poorer than the rest of Northamptonshire hence the cheaper propertys. I guess people moved there as they were priced out of Northampton and as Northampton peaked their market caught up.

The natural order will return at some point.

Might have something to do with those "mystery" London buyers again and the respective merits of the train service. Wellingborough, Kettering and Rushden are well served by Midland Mainline to St Pancras.

Indeed I will be using the service tomorrow, using the non stop train from St.Pancras to Leicester, in just over an hour.

A few months ago BBC London did a piece on Londoners moving to Corby which struck me as bit unlikely as it lacks a station!

A friend has just told me about another estate agent branch which he thought had closed - I will check it out during the week. :blink:

there are too many of them at the moment anyway. I think they even out number coffee shops.

I see the two propertys gurus on the C&E web site havent come up with any facts and figures or reasoned arguments...yet :lol:

£34m boost for affordable homes in Northamptonshire [01.03.08]

More than £34m will be invested in new affordable homes for Northamptonshire, the Government's national affordable homes agency has said.

The Housing Corporation has announced 851 new affordable homes will be built across the county by 2011.

Housing Minister Caroline Flint said: "We need more homes in every region to ensure first-time buyers and families have decent affordable housing to buy or rent.

"This money will go towards doubling the amount of affordable, sustainable homes being built over the next three years, and will increase the number of family-size and rural homes."

Despite the funding being good news for many young potential buyers in the county's towns, councillors say villages may not feel the benefit any time soon.

Graham Smith, a South Northamptonshire councillor for Heyfords and Bugbrooke, whose residents have been asked about the need for affordable housing this week, said the money would be welcomed but may not be of immediate use in wards like his.

He said: "There is a need for this type of housing because there will always be young people moving out of their parents' homes and wanting to remain nearby.

"The problem is that there isn't enough space for these developments here at the moment so there's not likely to be any change in the forseeable future."

Plan for 500 new homes to be built

Outline plans to build 500 homes to the north of Northampton are expected to be submitted to Daventry District Council in the spring.

Construction firm Ensign Group has set out the first phase of proposals for Buckton Fields, off Harborough Road, and has completed the second public consultation of the plans.

Hundreds of concerned residents attended a public exhibition in December to question Ensign – a subsidiary company of Martin Grant Homes – about transport plans and new schools.

Andrew Wilson, director of the Ensign Group, said: "Following the exhibition, Ensign received feedback forms from over 100 people.

"All of the concerns raised have been thoroughly reviewed and, where possible, constructive comments will be taken on board to help shape the outline planning application for Buckton Fields East."

Residents interested in keeping track of the planning process can sign up for updates from Ensign by calling 0800 988 9141.
