The timing is simply too poetic. Having lurked on HPC for literally years, I've just had an offer on a house accepted today. The sellers have "generously" accepted £575k on an asking price of £585k (so long as I promise to exchange quickly).

Guess I'd better go and tell the missus we ain't buying anything for a while yet.

Shame though....bloody nice house it was.

So what, just buy it in 2012, it'll probably be half the price by then. :lol:

perhaps offer 485K.........in January?

Well she will only remind you about it for the rest of your life.....its not so bad :P

I did the same well into the last crash and got an extra 12k of a house from the builder but i must stress we were well into the crash and 1000's had already been taken off the asking price just to get people to go carpet treading.

This could all be a bit premature. I would not back out just yet. You still have time. Dont be rushed to complete though.

Wait and see how things pan out over the next few weeks. You might be able to get more knocked off it at a later stage

If your feeling very nervous about it though, then back out.

The house selling process is a bit wierd really. It is based on how the buyer and seller perceive each other and what they think of their current situation. When a house first goes on sale, there is a rush of potential buyers having a look at it. After all, it is a new property on the market! That is the worst time to offer at a time like this.

I think it goes something like this... The seller sees many buyers. If a buyer says NO then the seller loses a bit of nerve - especially if the buyer does not return. This means that the next "buyer" is given more lee way.

If you are the first people to offer on this house then you should pull out.

IMO, You should be offering no more than -15% on ANY house.

The only way you can do this is to wait until October and then look again for a house that has been on the market for a while.

A few years ago, we offered on a house and the seller would only only accept "no lower than £xxx"

We said no and continued to look. Anyway, 2 months later, she accepted an offer £20K less. We were suprised because she effectively lost 20K????

However, the timing was the the offer was accepted in October. We offered "peak season" which is now.

If she has a problem just tell her to buy it herself and sling her hook while she's at it.
