Cardiff - Estate Agent Said ...

I wandered into an EA today. No intention of buying, just snouting. I was approached and I said "I am not buying. I think the market's going down... so I am waiting"

And the member of staff immediately warmed to me and said "Yes, I have been taught that".

Turns out they are a trainee surveyor. Couple of years in. Doing college and work. This was actually covered/discussed specifically at the college.

The consensus there was: definitely going down ... 10 years to the other side. The member of staff was clear about this as they had been taught it. But didn't really know why/etc.

So ... the industry is starting to prepare them for the worst.

I've kept the sex/location of this EA indeterminate as I have no idea how many staff in this area are in this position.

From what we've experienced, the Cardiff market is a bit depressed although not suffering too badly compared to some areas. I believe that vendors are now marketing their properties at more realistic prices, this in itself gives the impression that the market is in decline.

The interest rates seem to be hitting first time buyers a lot harder than high end property purchasers.

Quality properties that are realistically priced will always sell. Some prominent areas of Cardiff remain largely unaffected - for the time being at least :unsure: .

salesmen are trained to agree with everyone, it makes them friendlier and your more likely to return, or get talked into something (perhaps a rental sir)
