Does anybody have any knowledge of (or links to) typical monthly rental returns for 2-3 room flats in the center of Zurich ?

I would think there would be quite a strong corporate rental market with the banking industry there.

Zürich is fine. There's plenty of corporate demand. You won't get more than 5% yield though.

Transaction costs are cheap but they apply "imputed rental income tax". So if you own something they add a rental income to your income regardless of whether you let it or not.

I like Basel more but that's simply because for the best bits of Basel you don't need to go head to head with the megarich which you do need to do in the best parts of Zürich, Paris and London.

They are going to relax the restrictions on foreigners buying next year which should boost demand (in what might be a falling market).

You'll pay about 1500 USD psf in the smart bits of London (and you can pay more if you're mad). 750 USD psf gets you into the equivalent middle-class, good school, easy-access to work, in Zürich.
