For KT11 there is a lot that I am fairly confident has gone for good money over the summer that is still not showing - now, solicitors can be lazy (!), but not all of them - have you noticed a dearth of actual registered sales ? It looks like a decent job, it's just too small for the money - I think they are desperate to find someone moving out of London who is used to SW6 prices and is paying a premium to have it already done. I don`t know !! .....You go away for a few months and things just fall apart... I am bemused to know what is happening in my area. Speaking to the local EA , He seems to think everything is very sunny indeed and prices are and will keep rising... He would say that I suppose.. I have noticed a few more developments springing up and a few more being approved. I still feel negative but I have noticed confidence return.... If for instance they go back to taper relief, such that if you hold an asset for say, 5 years, you pay hardly anything, then it probably won't have the effect. Also if they introduce the increase straight away on Budget day and no taper relief, it will probably be too late to sell. There is a view that they will introduce the new rules to start from the next tax year. That might panic a few second homers. I have noticed a few of the smaller houses sold have gone to To Let and a few that are empty. The last could mean nothing of course. Followers of this thread may remember I had some "bellweather" houses on Ember Lane, which were the even numbered edwardian ones from about 94 to 116 (approximate range). Earlier in the year, one went for pretty much peak price, it was on for 895k but the previous peak was about 870. Not in houseprices yet. John D Wood (bless) put one up a couple of months ago for 975k, but it has dropped off the RM listings, and is shown as sold on their own web site. Still, close to £1m on Ember Lane though... :0 Things just seem completely nuts out there at the moment. Saw a 4 bed 1930's detached on Speer Road the other day. You'll know that this can be a busy road, the house needed a bit of work, apparantly asking... £900k ... really(!) ... who are these people with nearly £1m who are thinking, yep - that's what I expect for my cash, perfect... ! Should be asking for £800k tops and expecting to let it go for about £725k imho... £900k is just madness. Still, there seems to be a lot of new listings... I only hope it helps the prices ... This is very close to the popular Hinchley Wood school and over the next few years many, many people who thought they were safely inside the catchment area will be in for a suprise.... I've looked at the map and there are 46, 4+ bed houses. At worst case if 20% have 11 year olds, that's 9 more kids on the list for the school (I've excluded 3 bedders, as anyone with kids approaching teenage years, will doubtfully be undertaking Hinchley Park as an aspiration move, given the size of the houses - although they may get stuck in later years). There'll be some who private education is only good enough for little Henry and Arrabella. With HW school taking 210 admissions per year, it'll make a small dent, which will be noticed at the periphery (e.g. the top of Thistledene & Claygate, which is suffering already). The development itself is a bit out on a limb, and I never trust an area that has a range of shops but doesn't have a single pub. Although I guess you can walk up to the Wetherspoons at Hook, if crossing the road doesn't get you first The HW catchment area is up for consultation and anyone west of Hampton Court Way (but still very near to the school, and a lot nearer than Claygate as the crow flies), is knackered. Good to see the thread's been resurected. Anyone seen the 4 massive semis they've thrown up in Ashely Road, TD? A great location (as opposed to Hincley Park), and my guess is they'll go on the market for any eye watering 1.1-1.2 million.
