Question primarily for Munners and Noel/Eric - are you seeing the sales you are fairly sure went through on the LR yet ? For KT11 there is a lot that I am fairly confident has gone for good money over the summer that is still not showing - now, solicitors can be lazy (!), but not all of them - have you noticed a dearth of actual registered sales ?

1. Cut to £1.695m from £1.85

http://www.rightmove.co.uk/property-for-sale/property-26561888.html

On noisy road, but looks OK value

http://www.zoopla.co.uk/property/chasefield-house/old-avenue/weybridge/kt13-0pg/11864322

2. Cut from £1.4 to £1.295

http://www.rightmove.co.uk/property-for-sale/property-23492971.htm

Again, on main road but not as noisy

3. Open house for this "new" development

http://www.rightmove.co.uk/property-for-sale/property-21992527.html

Has been on sale for over a year

Seems like the market is slowing down - may well be seasonal.

Savills special. It looks like a decent job, it's just too small for the money - I think they are desperate to find someone moving out of London who is used to SW6 prices and is paying a premium to have it already done.

I'd have thought this would have been about £500K - because it's a house, not a flat and it's centralish.

Exactly my reaction. I choked on my dinner when I saw that.

Here are some I've spotted.

eeek - £845k

http://www.johndwood.co.uk/site/search/#/l...;nb=0&xb=10

This sold for £750k in May 2008. I'm guessing it went under offer at the end of 2007/beginning of 2008.

29/05/2008 £750,000 Det. F No Map 14, Weston Park, Thames Ditton, Surrey, KT7 0HQ

Therefore it's now on for £95k more than the supposed 2007 peak price.

Likely deluded vendors? - time will tell

Time has told.

Have the new Coalition government sold Esher to reduce the deficit?

What happened to this thread?.... I don`t know !! .....You go away for a few months and things just fall apart...

I am bemused to know what is happening in my area. Speaking to the local EA , He seems to think everything is very sunny indeed and prices are and will keep rising... He would say that I suppose.. I have noticed a few more developments springing up and a few more being approved. I still feel negative but I have noticed confidence return.... Maybe the next few months will slow things down a bit...

Hello mate. I haven't really come to this thread recently as I have been sticking my fingers in my ear going laa laa laa hoping that the price rises weren't real, but knowing they really were.

Without looking back I think I probably called the top of the "dead cat bounce" over 9 months ago. Just shows that you can underestimate 200 billion in QE and IRs of zero. :)

However, I am trying to stay solvent while the market remains irrational. Strangely enough my sister in law, who lives in TD was saying that things are getting sticky and asking prices are not being achieved. The missus pays more attention to this than me though.

Nice one Bob,

It`s all change now... The hole we are in is more a mine shaft and in order to plug it they will need to suck the life out of anyone with money/property. Esher and the surroundings will be hit very hard indeed.

I noticed today that they are also targetting Garden grabbing and correct me if I am wrong but that is pretty much the lifeblood of developers in our areas. Seems to be more ongoing developing near me than ever before over the last 18 months..

I think we will have a period of calm before the storm and then a shit storm and a fews years of chaos.... The rise in CGT will start the ball rolling..

The CGT question is an interesting one.

It all depends on what they introduce. If for instance they go back to taper relief, such that if you hold an asset for say, 5 years, you pay hardly anything, then it probably won't have the effect.

Also if they introduce the increase straight away on Budget day and no taper relief, it will probably be too late to sell.

There is a view that they will introduce the new rules to start from the next tax year. That might panic a few second homers. I have noticed a few of the smaller houses sold have gone to To Let and a few that are empty. The last could mean nothing of course.

Followers of this thread may remember I had some "bellweather" houses on Ember Lane, which were the even numbered edwardian ones from about 94 to 116 (approximate range).

Earlier in the year, one went for pretty much peak price, it was on for 895k but the previous peak was about 870. Not in houseprices yet.

John D Wood (bless) put one up a couple of months ago for 975k, but it has dropped off the RM listings, and is shown as sold on their own web site. Mrs Bob said this was done up to a very high spec, but even so, it is a little disappointing.

It was done to a high spec but I was still surpised that it sold with that asking price, guess I'll have to see on houseprices what it actually went for. Still, close to £1m on Ember Lane though... :0

Things just seem completely nuts out there at the moment. Saw a 4 bed 1930's detached on Speer Road the other day. You'll know that this can be a busy road, the house needed a bit of work, apparantly asking... £900k ... really(!) ... who are these people with nearly £1m who are thinking, yep - that's what I expect for my cash, perfect... ! Should be asking for £800k tops and expecting to let it go for about £725k imho... £900k is just madness.

Still, there seems to be a lot of new listings... I only hope it helps the prices ...

Time to start posting again - here is today's effort

John D Wood claim to have sold this

http://www.johndwood.co.uk/property/pdf/id/2460/beverley-close-weybridge-surrey-kt13.pdf?pdf

I seem to recall that it is No8

http://www.zoopla.co.uk/property/8-beverley-close/weybridge/kt13-9lw/11870554

so will be very interested to see what price it achieves.

This development is near me in Hinchley Wood. They have just started laying the foundations and the original completion deadline of August is a tad optimistic...

http://www.findaproperty.com/displayprop.aspx?edid=00&salerent=0&pid=5874478

Originally marketed at £749,950 per semi... This is a classic Garden development... Knocked down a large detached house and will finally end up with 4 x 4 bed semis..

Claim to have 1 unit reserved...

Have a look at the site layout. This is very close to the popular Hinchley Wood school and over the next few years many, many people who thought they were safely inside the catchment area will be in for a suprise....

Have a look at the site layout. This is very close to the popular Hinchley Wood school and over the next few years many, many people who thought they were safely inside the catchment area will be in for a suprise....

I've looked at the map and there are 46, 4+ bed houses. At worst case if 20% have 11 year olds, that's 9 more kids on the list for the school (I've excluded 3 bedders, as anyone with kids approaching teenage years, will doubtfully be undertaking Hinchley Park as an aspiration move, given the size of the houses - although they may get stuck in later years). There'll be some who private education is only good enough for little Henry and Arrabella.

With HW school taking 210 admissions per year, it'll make a small dent, which will be noticed at the periphery (e.g. the top of Thistledene & Claygate, which is suffering already).

The development itself is a bit out on a limb, and I never trust an area that has a range of shops but doesn't have a single pub. Although I guess you can walk up to the Wetherspoons at Hook, if crossing the road doesn't get you first

The HW catchment area is up for consultation and anyone west of Hampton Court Way (but still very near to the school, and a lot nearer than Claygate as the crow flies), is knackered.

Good to see the thread's been resurected. Anyone seen the 4 massive semis they've thrown up in Ashely Road, TD? A great location (as opposed to Hincley Park), and my guess is they'll go on the market for any eye watering 1.1-1.2 million. In the same style but much bigger than the existing Edwardian houses which probably fetch 850-900.
