Hard Bargaining

I overheard a conversation yesterday whilst sitting in my car eating my lunch. I was parked outside a swan ky new delopment in Swiss Cottage, North West London and the conversation was between an estate agent and a prospective buyer. What was interesting was the estate agent was giving it all the hype about rental potential, capital gains and location, whilst the the other guy was pushing the point about economic uncertainty, falling prices and future demand.

Is all the negative sentiment finally pushing people to bargain harder and thus drive prices down? I wonder how widespread this might be?
