I was away for a considerable time and realised nothing was changing.

However events in the US and rising IR coupld with a strong feeling that we are at the credit limit drew me back to the site as I wanted to get more infromation as to where we were in relation to the UK market.

The troubles in Spain and Ireland etc, have more than convinced me GC2 is upon us.

I thought at first that it was going to be Jim Henson, the muppet guy. I see however that Keith Henson was sued by the Scientologists: gets my vote any day.

Their campaign is building momentum and is the most positive way to bring about change rather than hoping for the economy to turn bad.

Ha ha, yep, I'll go straight to hell.

I am returning to work soon, I am dreading the 'you are going to buy something now surely?' I have been badgered to hell about the housing situation at work for ages, they almost want my affirmation of the market by me throwing in the towel and buying something.

Never left really, just lurked. To be honest, the same arguments get rehashed time after time, so I got fed up repeating myself. After a HPC sabbatical, I've de-lurked for a bit!

Had 15 months out in which time I got divorced, had a breather from the HPC stuff and have now come back with energy to burn. And the HPC fire is burning brightly, thank you.

Lots of members who joined a long time ago seem to be posting now that i havent seen since i started on this forum.. What brings you back?

I've always kept the faith but been busy living my life.

However things are getting more entertaining now :P

I always have a look at the web site, sometimes daily, sometimes weekly but rarely post, but rest assured, my posting stats will start to rise when we hit the winter of discontent and the spring non-bounce next year!

I say fair play to the BTL brigade who got in the market around 1998 and then pulled out in 2002/3, wise investors if you ask me, but as for the BTL explosion from 2003 onwards, I hope that some of them realise than bandwagons do eventually run out of track and hit a brick wall......

couple of the real (and knowledgeable) characters like ZZG disappeared and were replaced by sensationalist posters and conspiracy theorists who just recycled the same stuff all the time. Perhaps more annoying are the disciples (the 'he IS the messiah - I should know, I've followed a few' crowd). Basically, this just became boring. Genuine new developments are happening now though, and that's enough to motivate to come and check in on the board now and again, despite the still prevalent sensationalism.

Would still be happy to see some zzg posts - wonder when he's back from the world travels?

there back as the housin market is gettin very exciting, theres alot of questions and topics about the crash. we all know whats happenin and its nice us first time buyers are gettin a chance to get on the property once this crash arrives :)

started posting on HPC in febuary 2006, but had "lurked" for about 6 months prior

I already knew the property market like the back of my hand - at the sharp end, buying and selling (in my local area). I knew the "value" of every house on the market, and had done for years (regarding "flipping" I knew every trick in the book...and then some). I made a small fortune 1997 - 2002 (stating as a 19 year old kid) but I worked for just about every penny. Then in 2002 - 2003, personal circumstaces took over, I was aware that the market had taken off, but by the time I was ready to get back in, the market had gone nuts, I decided to leave it for a bit... but it just got worse (I knew what these houses were worth, but I couldn't understand why they were selling for double +) I set up my own business, did well (very well - sold it last year)..... but I thought always about property.

Then I found HPC, like I say I knew the market (or so I thought), but then I learnt all about money supply, gold, the YCT, the stock market, bubbles, inflation, M4, the BOE, the FED, the BOJ, social trends, the great depression, the impact of 911, and more than anything the ecanomic cycle....I now know why the market went nuts - and why it will fall so hard. - and when it does i'll be there, cash in hand.

why I don't post that often:

A, I'm dyslexic and it takes about an hour to do one post (first time i've said that - I just prefer to take the stick)

B, I always have something to deal with, new ideas or a personal catastophy.

C, have gotten into debates on HPC, that drive me up the wall (usually political).

D, after the first year, I learn't less and got into more arguments.
