Business Ideas; Easyrent, Virginapartments

Heres a Business idea:

Erect a block of flats solely for the purpose of renting out. They charge fair rents, and they even have a call centre for reporting faults.

Stelios or Richard Branson might want to do this.

It would be a franchise - so each flat is the same level of high customer service that you'd expect.

You can chose from 1 or 5 year rentals.

No surprises or landlords selling up. Rent increases are laid out plain and simple.

Sort of council housing, but privatised.

They already do this now with private Hall of Residence so I don't see why not.

I have wondered that given the over-building of city centre flats if the builders might have to branch out into this business model if there were some sort of adjustment in the housing market. Be a good thing really if they were able to raise the state of play as regards service to a uniform, professional level it would be a rocket up the rear for some of the lazier BTLs.

So heres what it might look like. It would be one of the more common logos like the big yellow M of a drive in McDonalds or the blue, red and white logo of Tescos, Or the big yellow buildings of the Big Yellow Group.

Reliable, dependable renting in every major city. Flexible accomodation for the professional. Stable living for the more settled.

C'mon someone will also have this vision!

The problem is that investors already get a return which is less than bank deposit rates. If someone is going to undercut them, they would have to be even more idiotic than our current BTL muppets.

The building would always produce a better return from selling units to individual BTLers than renting them out. BTLers don't realise it yet, but the experts are offloading all the risk to them. It's a bit like going to an "inside track" seminar. They should be asking themselves why builders are so keen to give them these fantastic "opportunities" and why they aren't staying in the lucrative BTL game themselves.

BTLers have been lucky so far, but when the luck runs out they will learn a valuable lesson about the nature of risk - it is a two way street, and being highly leveraged makes the cars you are dodging drive a lot faster.

True, hence the requirement of a "samaritan" for this idea. Someone whos made their cash, and now wants to give something back to society, to the everyday person. It will almost be a non-profit venture. Hopefully they will get the satisfaction from looking after their tennants, see babies being born, families living in good secure acomodation etc.

Bah Utopia doesnt exist - who am i kidding?

Not necessarily: flats cost much less to build than they sell for to BTL muppets, so the company could build the blocks themselves and get a good return even with lower rents than BTLs. The bigger problem is, as you say, that they'd make money faster by just selling the flats to BTL muppets.

However, it may well become a useful business model in the future with a more mobile working population who don't want the hassle of buying a house. If you're travelling around to different jobs or you're working remotely over the Internet while travelling for fun, then a company offering reasonable duration rents for a reasonable price with a guaranteed quality level could be very useful.

Seriously though would builders want the risk - they can sell to BTLers at higher returns than they could get from a savvy commercial developer intent of buying a block en-mass?

Why is it always about profit or a quick buck ?

Doesnt anyone want to look out for each other - no more and provide a good honest service?

Read the 6th post of this thread. Thats why this country is so shafted. Lets get back to more boom and bust, and I m alright Jack mentality. Sod everyone else, my profit is for ME ME ME.
