Northampton Prices Jump?

The BBC appears to show that house prices in Northampton have jumpted 41.9% in the last quarter?

Is this correct?

Don't know but Nottingham is showing 31% increase in last year (1115 sales) and yet neighbouring Broxtowe -41% (464 sales)?!?!?

No idea what these figures are talking about? The nottingham increase is supposedly from flats @ 41% increase in 12 months?!?! But I know, since I've been following them for 12 months that they havent moved, in fact reductions.

All I can think of is with the number of new build *luxury* apartments, is that the New sale price has a big money back chunk, therefore artificially putting the sale price up?

Any ideas?

The only possible explanation for those figures is that the bottom has dropped out of the market so all the sales are for more expensive properties. The market in Northampton peaked a couple of years ago. I know people who've had to drop the asking price of their property below what they paid for it 2/3 years ago and they still can't find a buyer after one year on the market.
