The problem with stamp duty is that sellers need to ask for considerably above £250k to make it attractive. Three years ago most 2beds were below the threshold and 6 months ago none were. But as you say, there are more coming in at 250K than even 3 months ago. I keep tabs on the median price of CB properties on Rightmove; for months this year the median was stuck at £275 and there were 10s of houses on at that price. The median has recently dropped to £265 (last week's figure). My prediction is that we get back to £250 quite quickly now.In three years' time - who knows. I think they're worth iro £150,000 - £180,000 in today's money. They could bottom out at that sort of level (or lower if there's an overshoot) in the next few years. On RM the median all property price is £263 compared with their £260. Although they have found over 1000 properties for sale, while RM only shows c. 650. But I don't count the SSTC - it's not immediately clear if Home.co covers those or not. I was quite surprised by the number of new houses & flats that have come on in the last week. I was expecting the rate of new instructions to fall in the lead up to Christmas, but it looks like there are a number of people trying to beat the New Year rush. These 3 bed terraces were selling for £240k - £260 in June this year. The one to let is number 3 which doesn't figure on nethouseprices. Perhaps the developer has been unable to sell them and is renting them out instead. Anyway... This is a gross yield of 4.6% (before maintenance, insurance, voids & management). Noticed how there was no one in there and the agents were staring at the walls aimlessly. Had I had more time I would of been tempted to walk into one and say I was new to Cambridge with £300K burning a hole in my pocket Walking down Regents Street this weekend noticed that Connells EA has closed down and relocated to Cambourne..... The living room is next to your bedroom, the garden is teeny and the kitchen is already dated less than 4 years after it was built. This is the EAs note on the location: The property is in a desirable location with the train station just over 1 mile and the coach station 0.26 miles away. It is also situated near Addenbrookes hospital and close to local amenities and shopping centre. It is also ideally located in the catchments area of Park Street Church of England Primary School which is 0.4 miles away. I hope your friend hasn't got school aged children hoping to go to Park St school.
