Auctions are becoming an increasingly popular way to buy and sell property in the UK

why's that then?

looks like HFX trying to gettheir money back

113 Middlewich Street, Crewe - sold for £90k on 24th May for £90k - asking £90 plus!

113 Middlewich Street

80 Oakfield Road - sold for £159,950 on 14th October 2004 - asking £120k plus - that'll be prices not dropping below 2004 levels

37 Fayrewood drive - sold for £189,995 on 31st March 2004 - asking £175-£180k

Doesn't seem like this is designed to replace their estate agency business

The domain is new - registered to HBOS plc on 18th August 2006 (initially, for 2 years), but they don't have the the dot-com version. That one's a sponsored listing/search site that was registed in 2004 to someone in the in Cayman Islands.

I had a look on here for East Sussex - nothing in Brighton or Hove yet- but hey.

There are a couple in Eastbourne. Like this one in in Anguilla close - looks like new builds to me.

30/06/2006 23 Anguilla Close, Eastbourne, East Sussex, BN23 5TS £230,000

04/03/2005 1 Anguilla Close, Eastbourne, East Sussex, BN23 5TS £270,000

29/10/2004 19 Anguilla Close, Eastbourne, East Sussex, BN23 5TS £180,000

29/09/2004 16 Anguilla Close, Eastbourne, East Sussex, BN23 5TS £175,000

11 Anguilla close has a guide price of £135k. Which is quite interesting I think.

I wonder if these new builds are going wrong already.

When the Halifax had it last set of repos up for auction a chap on another forum created a nice spreadsheet listing all the properties, their guide prices, their last sold price (where avaliable), BMV %'s and losts more. And then updated it post auction with the actual selling figures. It made very interesting reading

There is another thread about this latest batch of repos. He has promised to post another spreadsheet.

If your interested this is the thread that has been started but he may of course postit in a new thread. Feel free to have a look around.

middlewich street - sold prior

oakfield road - unsold - 1 bid at £115k - reserve £119k

fayrewood drive - sold for £190k

sunderland point - unsold - highest bid £225k

so at best, we have 2004 prices - at worst, considerably below - the only downside is that the unsolds won't make it onto the register so no-one will see that 2004 prices couldn;t be achieved

i invite the bulls to explain
