New House Prices/sales Effect On House Market

After chatting to a house development the other day who had sold none of its new builds on its development yet, I asked an EA how he thought this would impact the market as a whole - He claimed he it would not affect it at all, this is supposedly a completely different market.

I was just curious of what other peoples opinions, if New developer can't sell their current stock and have to discount their houses aggressively to sell them, how will this impact older house prices.
