Tenants From Hell Itv 9pm Wednesday

i loved the way some BTL company advertised before, during and probably after the show...after they stupid...

as for the cannabis factory...i would turn up dressed like police and scare everyone off...

Whilst I agree that this will have an effect on muppet BTLers most of the guys in this programme rented out the properties as they moved away with a change of circs.

All good stuff for sentiment though.....................

Yes, I saw this programme. I particularly enjoyed the landlord who said that whenever he saw the word "tenant" he substituted "b-b-*******!!!" Maybe he's in the wrong business!

I used to own a shop with a derelict flat above it. One of my friends was always telling me to get it done up and rented out. He had a couple of flats above his shops that he let out, and it was "easy money"

Within 6 months both his flats had given him a lot of grief.

The first sign of a problem came when one of his mates from a squash club asked him if he realised that one of his flats was being used as a "knocking shop" (his mates words).The police did. He was told he could be charged with "living on immoral earnings" if he didn't "close down" said knocking shop!! His shop was photographed in the local press.Not great for business!!

He let out his other flat about the same time to a group of lads with references who,nevertheless, didn't pay rent from the day they arrived.The other local family businesses in the street were owner/occupiers and a 6 month feud began,ending in a fist fight between yobs and other retailers.

Needless to say,when they were finally evicted they had trashed the place...carpets,walls,kitchen,bathrooms the lot.Very expensive,not to mention the loss of goodwill from locals and local businesses.

As for the Grant Mitchell character, she let him move in one day and without any reference checks! Can't believe banks underwrite this cr*p!

It was pure STR porn. I loved what I saw. It will make some people think twice about BTLing and others to think about selling their BTL. Beautful! :lol::D

Why go through all that hassle with tenants if you can make 20% a year from HPI? Most 'BTLs' in the last few years were probably BTLEs (Buy-To-Leave-Empty).

It's only now prices are static or dropping that they need to worry about tenants.

I quite worringly enjoyed this and took pride in viewing. However, were I a Landlord and the tenant refused to pay up, provided they weren't the Grant Mitchell type, I would scare the living $hit out of them, and if need be, beat the living $hit out of them. I would also quite happily go to jail as punishment.

I did not see this program but before I found this website I looked into renting out my flat as my girlfriend wanted us to buy a place together and I wanted to keep my flat for security.

I did think about mortgaging myself to the hilt to buy another property with my flat as security but my girlfriends Mother became very ill so my girlfriend decided to stay at home to look after her Mother.

It is possible to use a managing agent who will bear the risk of damage and take a large cut of the rental but the lower the risk the lower the reward. I think I was looking at losing a couple of months rent for the convenience of sleeping at night.

I have since decided to stay where I am and after scanning this website for the past 6 months I have therefore decided not to take on any more debt and not to rent out my flat.

I'm not so sure. A woman I used to work with had used a management company to rent out her house while her husband was working in America and she lived over there with him... when they came back, they had to evict the tenants who'd been living there for months without paying rent, and then spend a lot of money fixing the damage they'd caused. They'd have been better off renting it out themselves, at least they'd have evicted the non-payers much sooner.

Thank you for that information and I am sure you are right. I only had a few brief chats with a couple of estate agents who said things like 'for a price security MAY be able to be arranged'.

I also used to work with a girl who said her friend's boyfriend had a similar arrangement but I had no firm commitments from any estate agents, it was just a back up plan for security.

If your comments are correct and I have no reason to doubt you then I would never rent out my property as I don't think I would be able to sleep at night. When the time comes I will have to bite the bullet and sell up and use my flat as a deposit. I thought this was a high risk strategy but not as high risk as getting in a dodgy tenant.
