Lower Asking Price

i saw a new property on rightmove in Wilts yesterday which compared to other stuff i'd seen looked worth a view as more realistically priced . I visited the EA but house already under offer, within 24 hrs.

Apparently the vendors were buying a new build and as part of the deal the EA's fee was paid by the house builder.

I checked the selling prices of other similar property in the street and found 1 in May 06 sold for £220, 1 in March sold for £230. The asking price fo this was £215 and had the advantage of a very large garden. i would have expected an asking price of over £230

Apparently the buider didn't take the property in part exchange but arranged the sale.

I found this quite interesting

Could it be marketed low to ensure a sale?...for the buider .

Great if it lowers prices

The point I trying to make was the influence of the builder to bring the house price down. Interestingly the EA has another property also priced low from the same builder. This should effect the asking price of similar properties in the area
