How Much Is Freehold Worth

My buildings insurance is up for nenewal and the freeholder of my BTL flat wants to discuss selling me the freehold and some land at the bottom of the communial garden.

Have any of you ever had the opportunity or know somebody that has that can give an indication of how much freehold is actually worth and the pros and cons of having freehold.

The land for sale is basically large enough for an outhouse (10mtrs x 2mtrs approx) but i'd want o make it into a galley type gym for everyone in the conversion to use. I like rowing and so it would be very handy.Of course it would add value as I would sell my BTL with freehold and land or a gym.

Any suggestions would be very much appreciated.

afaik, you cant own the freehold on a flat as you have communal areas and in most cases you are "in the air" so you cant own the freehold when theres someone below you. What happens is all flats in block become co-owners of a managing company that owns the freehold. The marriage value of most of these arrangements is a few thousand.

The freeholde should name his price. You may be able to negotiate a beetter deal from the proposed price.
