seen a new place to rent that is advertised as on a 12 month AST?

Is the tenant legally bound for the full 12 months or can you leave after 6 if you wanted?

There has been a few posts about this whereby hpc members would leave before the agreement expired and they complained about losing their deposits.

It should state exactly what the LL expects as comensation should you leave before the 12 months is up He would at least expect 2 months notice and would also expect viewings for new teanats even if the existing tenant is not at home.

Have you considered asking the letting agent or LL if he is happy to do a 6 month contract for you?

If you want a copy of the ast I have for my tenant, let me know and I will PM you. There is something about this on it but I can't quite remember.

I don't worry about this because my tenant is a good friend of mine...and she would live in my flat for as long as I let it out.

This is a condition on my ast agreement:-

8. THE Tenants shall pay half of the Landlord's legal costs in connection with the preparation of this Lease provided that should the Tenants fail to remain in occupation of the premises for a period of twelve months plus full cost associated with finding a new tenant

I guess this is typical.

thanks enworb, I'll have to read the smallprint when I see the lease.....

I don't plan to leave before 12 months is up, will probably stay min. 2 yrs as its a fantastic house in the best location for us, but I just wondered about the legalities of a longer ast.
