Naivety

Chatting to two girls in their late 20s last night, they cheerfully announced they were buying a flat together (hetro couple btw). Sensing a golden opportunity to preach hpc I gently asked if they didn't want to wait and see if prices would come down. After careful explanation as best I could of how prices can go down dramatically in the shorter term, as well as up, and various factors in place now, the only counter they had was 'well thats a risk you take isn't it' :huh: I also mentioned that interest rates could be on the way up soon 'really? oo didn't know that' :( i suggested looking into the whole thing just a little deeper before buying a place.. do a google search on things like 'house price crash' I said innocently. :D

Unfortunately not "hmmpffmpfmpmff", I'm engaged. Anyway, their doe-eyed wonder at my economic wisdom was somewhat dampened by the noise of their buying bubble bursting I should imagine. :P

I'd just save your breath and let them get slaughtered. Sounds like they wouldn't be willing to listen anyway. If they are stupid enough to make a joint purchase, it says it all IMO.

Tell them there is going to be a ********** on a scale never seen before - educate them about the Greate Depression and how the UK is so dependent on global economics that a ********** will drag the UK down with it.

Tell them to buy near the red light district: then when rates go up they can always go on the game to pay the mortgage.
