Private Rental Discount?

Hi,

my friend is thinking of letting his property out and i would like to know how much lower the rent should be than if i went through an agency, if someone could give me a rough percentage that would be great :)

I think you are asking about your negotiating position on a property. There is always room to negotiate.

It all depends on the profile of the landlord and the property. There will be no fixed percentage.

My advice would be to see what "your friend" thinks he/she would be prepared to let the house out to a complete stranger for (either with or without an agent involved), then work out whether they would be prepared to reduce this amount to avoid the risk of getting a bad tenant, esp. if this is a furnished property which the owner hopes to return to in future. Then again they might prefer a complete stranger if they are intent on screwing them out of their deposit, or simply don't want any complications caused in your friendship. That said you might also attach a premium to renting from someone you know.

If you are thinking off private lettings or even sales check out www.solohomes.co.uk a good website that allows users to let/sell their property with out the use of an Estate agent!

They are also offering a Free service as they have just launched! Have had my property on there for a week now have had loads of intreast which is good.
