I Could Not Believe My Eyes

I was eaves dropping on a conversation the other about this family on my estate that were selling there house

For 500k or there about I sat listened and dismissed it as Chinese whispers and thought nothing else of it until today.

When I was having a browse on Wrongmove and found this:

I could not Adam and eve it,

They paid 375k for it in 2000

Last year there was a house 2 streets away the same style in better condition, better street and constructed by a much better builder it was on the market for 8 months and started at 465k and eventually sold for 390k.

I am an STR so I have bought in to the Whole HPC Hype Hook line and Sinker.

But it this place sells for the asking price I will admit I was wrong and show my

**** in Rackhams Window ;)

I would do the last bit for free either way :D

No 7 sold in Aug 2005 for £415,000, are all the houses the same?

Granted it is a lovely house it just confused me about the asking price i thought it was excessively high

This came up today and its about 5 doors away

I thoguht i would include this one just for the heck of it really this guy is an absolute nutter

This guy has had this up for sale for about a year from memory

A friend of my wife sold the exact same house in the next street just after this guy put his up for sale

for £275k and it sold in days

Exact same house in Milton Keynes sold within a month of going on sale, for £480K (asking) about a month ago.

Another sold STC for £430K in a slightly less exclusive area. It's still STC.

Nice gaff, terrible fire place though.

Let's assume it sells for 450K. That's a return of 75K over 5 years = 15K per year. Discounting compound interest, that's less than 5% a year. Compared to the price paid in 2000, therefore, it's not that much of an increase. In fact, in real terms, it's pretty flat.

never sure why bromsgrove is so pricey, seems like very aspirational pricing, nothing has sold for close nearby... anyway here is a graph of sold prices 3 or 4 similar streets nearby, two quiter sale periods interupted by heavy buying again, these short term buying cycles seem to be key. Look at the scatter graphs to see how dead the market it, your going to have to wait along time to get somone buying this at 400->500k, but you get the odd idiot paying too much. HIPS is going to be interesting as houses will have to sell within 6 mounths otehrwise the seller will have to pay again...

or why not buy this for 100k less in nearby worcester?
