Welcome to the first Annual meeting of the Club for Rich Home Owners

(resounding round of applause… grinning the compare waves away the catcalls and the whistles..)

Hands up who is richer since the start of the housing boom??

(He had known what would happen here, all hands raise but the noise is deafening as people whistle and yell his name.. Hands drop, but only so that the clapping can build again)

We are richer…….

(more calls and whistles…he waits for it to quieten..)

…But who here holds more debt then before the boom…..????

(The claps come but tail of… hands raise, a sea of them….. No whistles…..)

… Don't worry, we are in more debt, but our homes are worth so much more…. Think of our profit's…

(That was what they were waiting for… the clapping hits almost a crescendo.. They are rich….)

..And it shouldn't concern us……

(He pauses now… people look up in anticipation…)

Only I had a thought last night.. I have a lot of debt now… and although my house is worth more the only way I can actually realise this profit is to sell the house and live in my car… So am I actually just paying for my porche over 25 years? And it's too small to sleep in…

(Now the claps have gone.. There is a silence and somewhere from the back he hears a sob… tough crowd he figures as he exits stage left)
