Investment In Hungary, Budapest

I'm thinking of buying a flat in Budapest and wanted to know if anyone has any experiences with this. I wanted the flat to rent out and hopefully over the years it will also increase in value so I can sell and pay off my mortgage.

I am looking at doing the same. Flying out this week to see the place.

The economy is growing well and the likelyhood of joining the euro in 2010 is a good sign. Also a lot of foreign investment.

My only concern is that the rental on new builds only really attracts foreign workers/ rich students. Not sure what the local salaries are like? and whether they can afford new builds in decent areas (zones 5,6,7 & 8). May be limited to a small market to rent out to? Also Budapest's poulation has been falling for some years so I would like to see how much supply is out there.

Do you know of any firm that is selling hungarian mortgages?
