By my reckoning, only 2 out of 8 have been sold. One has just come up for rent at £1,200 pcm !!! Assuming they find a sucker willing to pay such a ridiculous rent (you can get a five-bedroom detached house with a massive garden for the same money within 1/4 mile), the gross yield (on 350K) is still only just over 4% !!! (not allowing for voids ) Nearly 17% drop in 6 months, go on Persimmon !!! detached Posted April 20, 2006 Author Share Posted April 20, 2006 A quick browse through www.houseprices.co.uk shows that only 21 out of the 48 flats have been sold (including only 1 of the 4-bedroom penthouses). Incredibly these are now advertised at £335K (ie a £24K increase). Again doing the sums, gross sale proceeds are about £4.5 mio. Even with building cost of £100K per flat, Persimmon must be several hundreds of pounds down on this deal considering that they had to build a library (very nice too) to get planning permission.
