For People Living In Burnley/padiham Areas?

I just wanted to ask people living in the Burnley and Padiham areas a few questions.

I am thinking of buying a house to let and know they are pretty cheap in the Burnley and Padiham areas. Can anyone give me advice on which areas to avoid? what rent charges are there on average and anything else that can help? i am lookin to buy a 2 bedroomed terraced house,

good areas to rent a property (ie should get decent tenants ) include

... heasandford area

... reedley / queensgate area

... top of manchester road / rossendale road used to be ok

areas to avoid include

... burnley wood

... duke bar / stoneyholme

... padiham (all of!!! - only joking, don't know the areas of padiham too well)

wouldn't know what rent you could charge however, you wont be short of finding a 2 up / 2 down in burnley!
