Times - "the Myth Of The 22% Return"

Recommended Posts

How does she get away with writing this stuff?

Surely anyone saying the housing market is falling in such a respected national paper should be sacked.

Instead, according to Arla’s own members, the average value of rented flats “throughout the country” has fallen 9% in the past three months alone.

That looks like a crash to me.

My favourite bit:

Still, on the plus side, most investors aren’t falling for this drivel. They know that buy-to-let is a losing proposition so for the past two years they’ve been looking elsewhere.

Debt pmt....: £ 1,132 : years on year 1 repayment: 189 years

.................: ======

Net CF........: ( £ 212)

A 1.29% Return on Equity is very poor, and that is BEFORE capital losses (9% a quarter?)

Hi DrBubb

Followed your explanation until the last bit - can you help me understand the 'Debt pmt' figure and how it impacts on the final 'Net CF'?

Many Thanks

LL
