Wayward
Differential between new builds and second stock near me is now quite shocking...looking at £500k v £350k for 3 bed semis...and I think the existing houses are actually larger. They have created quite an impressive distortion.

That has to be worth something. Burn down the other side too and become a detached des res. Edited June 6, 2021 by bearishonhouses

Not nearly as marked up difference near me…..but enough to ruin people’s lives by making a very bad financial decision and trying to sell in 5 years time. And if it doesn’t ruin their lives it will at least have meant those who bought well v those who bought an expensive new house will be very noticeable. I still think you can add 10 years to a working life when you buy carelessly. One exception is the odd new build 4 bed detached sells relatively cheaply once the bulk of sales have already gone through eg £400k when others were £480k. Older ‘slightly rougher’ versions buyable at £375k though.

No idea as to it's true value though. You get the rent from both shops, however as one of them is becoming vacant you could possibly turn it into part of the main residence. bearishonhouses
Here's a good one. https://www.rightmove.co.uk/properties/110519057#/?channel=RES_BUY Asking price 600k. Last sold 3 years go for 340. And judging by the photos available at https://www.rightmove.co.uk/house-prices/detailMatching.html?prop=68602835&sale=55976171&country=england little or nothing has been done in that time. (Possibly attic finished off). Index adjusted prices of prior sales suggest it should now be between 340 and 430. I can't help but wonder whether there is a ghost living there that is scaring occupiers out; 7 sales in 23 years!

TheCountOfNowhere
Someone bought one of these houses in this estate in 2007 for £400,000 https://www.rightmove.co.uk/properties/110549312 This one is now up for £650,000 These are S.E. prices to live in a crappy estate on a flood plain next to the M1 18 months ago £400K was still laughable. There are dozens of such things being listed Our savings/wages are worthless and these evil ****s havent even wheeled out the -ve IRs yet. I just sit looking at this hoping it will end, but I no longer believe it will.
Pmax2020
I laugh at this one every now and again. The property market is booming so why aren’t sellers asking themselves what’s went wrong with their attempted sale? Uhh… the price?!?! https://www.rightmove.co.uk/properties/110660231#/?channel=RES_BUY Fine it’s 5 bed, but dark, dated and located immediately on a pavement with a tiny back garden. What family would waste time and money investing in it?

Schools in nearby Kinross are great and you’re only 20 mins north of Edinburgh and sort of spine of Scotlands trunk road network. But houses are generally cheap up here and that’s a rip off compared to others.

Interesting….seems they paid a lot too. They are selling as a going concern ie trying to make it a ‘yielding proposition’ and hope some Londoner doesn’t do any research about what else they could buy. Already eluded to in this thread….if it becomes someone’s holiday home then £430k would have bought a lifetime of hotel rooms across the world for most people. Not sold yet. Despite accounts in other threads of 30 viewing and 30% over asking price offers etc. Strange 😉
