Buying a house with an existing AST agreement

You will not get them out. No chance. 

Before lockdown, you had to give them 6 months, then the court would be expected to take another 6 moths to kick them out if they didn't leave. 

Now with lockdown, you can't even expect to get rent out of them, let alone evict them.

 

I would be telling the landlord there is no chance of a sale with a tenant in place.
