naturals
As per the thread title; 12 month Fixed Term contract (expired without LL requesting we renew) contract had a break clause at 6 months after break clause, either party could end tenancy with 2 months notice Are we now required to give 2 months notice as per contract, or are we now on a periodic tenancy so standard 1 month notice? Thanks
Fred1981
The tenant has to gives one month's notice the day the monthly rent is due. While the Landlord is required give two month's notice, the day the monthly rent is due, served on the correct forms. When your fixed term ended you automatically moved onto a rollling tenancy. Fred1981
Correction, notice should be served the day BEFORE the monthly rent is due. https://england.shelter.org.uk/housing_advice/private_renting/ending_a_periodic_tenancy

24gray24
You don't have to wait till the last day. You'd be wiser to do it a good few days early. Eg. One months notice. Rent due on first. Therfore notice due on 30th. But better to send it on 20th (by recorded delivery ?)

I'm presuming you can also give notice mid month, and then pay pro rata rent for the last, say, 2 weeks

Surely proof of postage should suffice?
naturals
Just to update this; we gave notice mid month. No issues from LL. Paid the final month in full and had a bit of a battle getting the two weeks rent refunded. All good now, and sat in a beautiful sunny new apartment, rented for significantly less than it would have been pre-Covid. Thanks all for your inputs.
